Almost all of it falls within the municipality of Estepona, with the Bel Air end closest to the Marbella boundary. For practical purposes -- taxes, licences, town hall -- treat it as Estepona.
It is further from central Marbella and it is newer, with more land still being built on. That is what keeps entry prices near EUR 695,000 here against Marbella pricing a few kilometres east. It is a location difference, not a build-quality one.
From the beachside apartment releases around Cancelada, generally yes. The villa collections around El Campanario are inland and golf-facing, so a car is assumed there. We confirm the actual walking distance for a specific development rather than relying on a brochure claim.
They are different in kind rather than degree. An apartment carries a community charge covering shared pools, gardens and lighting. A villa usually carries a smaller community charge but takes on its own pool and garden maintenance directly, which often costs more in total once you add it up.
