Best For
Buyers who want a lived-in coastal municipality with a marina, long beaches and a commuter train to Málaga and its airport.

A municipality of about 78,000 people between Torremolinos and Fuengirola, made of a hillside village, an inland town and a beach resort that are priced very differently.
Benalmádena is not one town. Benalmádena Pueblo is a white village on the hillside above the coast, Arroyo de la Miel is the inland town where the shops, the cable car and the train station are, and Benalmádena Costa is the beach strip of hotels, apartment blocks and the marina. A few kilometres separate them, and the price per square metre separates them further.
The municipality covers a little over 27 km² between Torremolinos to the east and Fuengirola to the west, about 12 km from Málaga. It had 78,338 inhabitants in 2025, and the C1 commuter line stops at Arroyo de la Miel and Torremuelle with trains about every 20 minutes.

The district decides the budget more than the municipality does, from €3,415 per m² in Arroyo de la Miel to €5,047 in Parque de la Paloma.
Mostly apartments, from older blocks on the seafront to newer developments higher up the slope.
The Costa for the sand and the marina, Arroyo de la Miel for the train and the shops, the Pueblo for the hillside village and its views.
A village, a marina, a cable car and a stupa, all inside one municipality of 27 km².
Benalmádena Pueblo is the old village, white-walled and set on the hillside above the coast with views down to the water. At €3,742 per m² it asks less than the municipal average, and it is the part of Benalmádena that feels least like a resort.
A four-person cable car climbs from Arroyo de la Miel to the summit of Monte Calamorro, 769 metres above the sea, in a journey of about fifteen minutes. It is the quickest way to see how the three centres and the coast fit together.
The Benalmádena Stupa, built in 2003, is 33 metres tall and is the largest Buddhist stupa in Europe. It is one of the municipality’s best-known sights, and an unusual one on this coast.
Puerto Marina is one of the larger marinas in Andalusia, with restaurants, shops and apartment blocks built around the harbour. Solymar - Puerto Marina averages €4,610 per m², above the municipal average.

Use the area average for orientation only. New-build pricing depends heavily on the exact location, specification and views.
Indicative asking-price averages for resale homes in September 2026. Idealista revised its method in July 2026, so read these against the June 2026 figures on the other area pages as an approximation rather than a like-for-like comparison. The municipality rose 5.1% over the year to September 2026.

A gated collection of 28 three-bedroom homes in Torremuelle, Benalmadena, a short walk from the beach, with an infinity pool and wellness centre.
The average asking price for resale homes was €4,188 per m² in September 2026, up 5.1% on a year earlier. Idealista changed its method in July 2026, so compare it with the June figures on the other area pages as an approximation. Inside the municipality the range runs from €3,415 in Arroyo de la Miel to €5,047 in Parque de la Paloma.
It depends on what you want to be near. Benalmádena Costa and El Higuerón ask the most and put you closest to the sand and the marina. Arroyo de la Miel asks the least and is where the train, the shops and the cable car are. The Pueblo sits between them on price, on the hillside, with views and a village feel.
About 19 kilometres by road. The C1 commuter line runs through Arroyo de la Miel and Torremuelle to the airport and Málaga with trains about every 20 minutes, so the airport does not depend on a car.
From Benalmádena Costa, yes: the municipality has almost ten kilometres of beach. From Arroyo de la Miel it is a short drive, and from the Pueblo the coast is further down the hill, so a car or a taxi is the realistic way.
They share a boundary and a train line, and their averages are almost the same: €4,188 per m² in Benalmádena and €4,199 in Torremolinos in September 2026. Torremolinos is a denser town along nearly eight kilometres of beach, with older layers of tourism; Benalmádena has a marina, a hillside village and three distinct centres.
Yes. About 78,000 people live in the municipality, and Arroyo de la Miel and the Pueblo work as ordinary residential towns outside the summer. The Costa is the busiest part in season.
