Proa Residences Two- and Three-Bedroom Apartments in Benalmadena
Three apartments are listed in a development of 33 one-, two- and three-bedroom apartments in Arroyo de la Miel, Benalmadena, which the developer’s infosheet places in front of the marina, with a communal pool and panoramic sea views. Construction began in the fourth quarter of 2024 and the end of the build is estimated for the fourth quarter of 2026. From EUR 890,000; the VAT basis is to be confirmed.
Thirty-three homes, three listed
Proa Residences is a development of 33 apartments with one, two or three bedrooms in Arroyo de la Miel, Benalmadena. The developer’s infosheet places it in front of Benalmadena marina, with panoramic sea views, natural light in every home and an outdoor pool. Three homes are listed with a price: two three-bedroom apartments of 120.30 and 125.25 sqm and one two-bedroom apartment of 90.15 sqm, at EUR 890,000 to EUR 1,750,000.
The infosheet gives the building licence as in place and the status as under construction, started in the fourth quarter of 2024, with the end of construction estimated for the fourth quarter of 2026. It leaves the first-occupation licence blank and gives the construction company as to be confirmed. The infosheet is headed 2025, so we ask where the build stands now.
The development in detail
Computer-generated views of the building, the pool, the terraces and the interiors.
Benalmadena, in front of the marina
The infosheet describes the location as in front of Benalmadena marina, with panoramic sea views and amenities close by, and its map pins the development at the marina on the Benalmadena coast. The architect’s plans give the site as Arroyo de la Miel, Benalmadena. The documents give no distances to the beach, the marina, the airport or the town, and no coordinate that is stated to be the plot, so the map shows the Benalmadena area.
Three homes, two layouts
The availability table lists three apartments. It gives no floor, terrace or plan for any of them, so they are grouped by bedrooms. The development as a whole has one-, two- and three-bedroom apartments.
Three-bedroom apartments
Current layouts, view positions and unit availability should be reviewed against the latest developer file before shortlisting.
What the homes are built with
The developer’s own quality specification, summarised by part of the home.
Floors and walls
- Large-format 100 by 100 cm porcelain tiles run through the interior and onto the terraces without a break, with a non-slip finish outside.
- Bathroom floors in 59.6 by 59.6 cm porcelain in the main bathroom and 59.6 by 120 cm in the second, wet-zone walls in rectified porcelain and a decorative tile at the basin. The guest toilet floor matches the rest of the home.
Doors and wardrobes
- A reinforced entrance door with a three-point lock and stainless-steel fittings, graphite outside and panelled inside to match the interior doors.
- Floor-to-ceiling interior doors in smoked oak, sliding or hinged according to the design, with satin-chrome handles, and wardrobes with lacquered, water-repellent doors and a printed textile lining.
Windows and terraces
- Graphite aluminium frames from floor to ceiling with no shutters in the living room and kitchen, and tilt-and-turn windows with motorised electric blinds in the bedrooms.
- Double glazing with solar control or low emissivity depending on the facade, and acoustic laminated glass where the window design calls for it.
Kitchen
- A quartz-resin worktop and splashback, 18 mm melamine units with soft-close hinges opening to 155 degrees, a rectangular sink with an extendable tap, and Siemens appliances or similar. The specification does not list which appliances.
Bathrooms
- In the main bathroom, a wall-hung toilet with a concealed cistern, a wall-hung vanity unit, a concealed thermostatic shower with a 30 cm head and a fixed laminated-glass screen.
- In the second bathroom, a low-cistern toilet and a bar mixer with a hand shower. Dual-flush plates with an anti-odour system, and a hygienic shower kit as an option.
Climate and energy
- Air conditioning, underfloor heating and hot water from a high-efficiency aerothermal system, which the specification says draws 75% of its energy from the outside air and 25% from electricity.
- Ducted fan-coil units with zoning by motorised grilles and a thermostat in each room, and mechanical ventilation with hidden extractors.
Electrics and home automation
- A 9,200 W single-phase supply, a video intercom, data sockets in every room, terrestrial and satellite antennas and fibre optic cable to the home, with LED lighting in the kitchens, bathrooms and toilets.
- A home-automation system controlled from a phone for the lighting, air conditioning, underfloor heating and blinds, with flood detection that shuts off the water and a smoke detector that alerts the owner.
Garage and security
- Cameras on the car park floor, pivoting motorised garage doors opened by remote control or from a phone, and a pre-installation for an electric-vehicle charging point at each space.
- Perimeter walls of solid brick topped with metal, which reduces the view into the complex from outside, and printed concrete with LED lighting at the car park entrances.
Source: the developer’s quality specification for this development, in English and Spanish, which carries no date. It says its references are in development and may change for technical reasons without lowering the quality or design. The two languages differ on two points: the English text says the parking spaces will have electric-vehicle charging points where the Spanish text says a pre-installation for a charging point, and the English text says fibre optic cable runs as far as the entrance where the Spanish text says as far as the home. We follow the Spanish text.
Three homes currently available
Prices and areas are those of the developer’s availability table as read in October 2026. For each home the table gives a reference, a bedroom count, an area and a price, and nothing else.
View All 3 Available Homes
| Reference | Bedrooms | Size | Price | Status |
|---|---|---|---|---|
| Home AT-B | 3 bedrooms | 125.25 sqm | EUR 1,040,000 | Available |
| Home AT-C | 2 bedrooms | 90.15 sqm | EUR 890,000 | Available |
| Home AT-E | 3 bedrooms | 120.30 sqm | EUR 1,750,000 | Available |
References, bedrooms, areas and prices are transcribed from the developer’s availability table, read in October 2026, which lists three homes, each once. The table does not say whether an area is built or interior or includes a terrace, whether the price includes VAT, whether a garage space and a storage room are included, or which floor a home is on, so none of that is shown. The documents do not explain the “AT” in the references. We hold no floorplans for these homes.

Why this project matters
Sea-view apartments in front of the marina in Benalmadena, from EUR 890,000.
Why It Fits
Who it is for
Buyers who want a two- or three-bedroom apartment with sea views in front of the Benalmadena marina, in a development of 33 homes with a pool.
What makes it different
In the renders every level has a curved terrace under slatted timber, and the quality specification gives floor-to-ceiling glazing, underfloor heating, aerothermal air conditioning and home automation.
Why location matters
The infosheet puts the development in front of Benalmadena marina and the architect’s plans give Arroyo de la Miel. The documents give no distances.
Why check availability
Three of the 33 homes are listed. The completion date, the VAT basis and what comes with each price are not settled in the documents, and Nueva Living confirms them with the developer before any viewing.
Investment Case
Reservation
The infosheet gives a reservation of EUR 6,000. It does not say whether VAT applies to it, or whether it is deducted from the first instalment.
Payment schedule
30% of the sales price plus VAT on signing the private purchase contract, 10% plus VAT four months after it, 10% plus VAT eight months after it, and 50% plus VAT on completion.
VAT
The availability table does not say whether its prices include VAT. The infosheet gives every instalment as plus VAT, so we read the prices as excluding VAT. Nueva Living confirms the taxes and purchase costs in writing.
What the price includes
No document says whether a garage space and a storage room come with each home. The plans show 78 garage spaces and 45 storage rooms for the 33 homes. The quality specification gives a fitted kitchen with appliances, and none says that the furniture in the images is included.
Trust & Diligence
Licence and guarantees
The infosheet gives the building licence as in place and leaves the first-occupation licence blank. We ask for the licence and for the bank guarantee that covers amounts paid on account.
The completion date
The infosheet is headed 2025 and estimates the end of construction for the fourth quarter of 2026, the current quarter. Its payment schedule has instalments four and eight months after signing and the last 50% on completion, which do not fit together for a contract signed now. We ask how far the build has come and for the contractual date.
The builder
The infosheet gives the construction company as to be confirmed, although construction began in the fourth quarter of 2024. We ask who is building and what guarantees the developer gives.
Areas, floors and prices
The table gives one area for each home without saying whether it is built, interior or with terraces, and no floor. It also lists the 120.30 sqm home at EUR 710,000 above the 125.25 sqm home. We ask for the plan of each home and the figures the contract uses.

Curved terraces, slatted timber
In the renders the building is white, and every level has a curved terrace with a slatted timber soffit, so the front reads as a stack of curves. The glass balustrades sit on a stainless-steel rail, and the pool garden is planted with shrubs and tropical plants.
The architect’s sheets, dated July 2023, show two basement levels with 78 garage spaces and 45 storage rooms, and the area table lists a ground level, five upper levels and a level under the roof. Ground level has private terraces and gardens in that table.
- Levels — Two basement levels, a ground level, five upper levels and a level under the roof, as the architect’s area table lists them.
- Facade — An exterior thermal insulation system under a two-coat mortar render.
- Glazing — Graphite-coloured thermally broken aluminium, floor to ceiling in the living room and kitchen, with double glazing for solar control or low emissivity depending on the facade, and laminated-glass terrace balustrades.
- Energy — Built to the Technical Building Code, with a project energy certificate of B, and heating, cooling and hot water from an aerothermal system.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.

Is VAT included?
The availability table does not say. The infosheet gives every instalment as plus VAT, so we read the prices as excluding VAT, and we confirm it in writing before you reserve.
What comes with the price?
The quality specification gives a fitted kitchen with appliances. The documents do not say whether a garage space and a storage room are included, and none says that the furniture in the images is included. We confirm both.
When will it be finished?
The infosheet, headed 2025, gives construction as started in the fourth quarter of 2024 and the end of construction as estimated for the fourth quarter of 2026. We ask how far the build has come and for the contractual date.
What is the payment schedule?
A reservation of EUR 6,000, then 30% plus VAT on the private purchase contract, 10% plus VAT four months later, 10% plus VAT eight months later and 50% plus VAT on completion.
