The blocks do not sit level with each other. Each one is set a step higher than the block to its south, so that no home looks into the roof of its neighbour and every one of the eighty is turned to the sea.

From off-plan to move-in
Sixty per cent falls due only at the notary, which is a lighter schedule during construction than most schemes on this coast ask for. The two middle instalments run on fixed dates from the private contract rather than on build milestones. The developer states that payments made on account are secured by bank guarantee, and that the deferral carries no interest. Nueva Living confirms both in the reservation agreement before you commit.

Every figure is transcribed from the seller's own price list dated 17 September 2026. Interior areas and terrace areas are the developer's. One cell is left blank rather than estimated: the seller has not issued a floorplan for apartment 71B. Prices exclude tax. VAT is charged at 10 per cent and stamp duty at 1.20 per cent, so the 540,000 euro apartment costs about 600,000 euros before notary and land registry fees, and the 1,050,000 euro penthouse about 1,168,000. Two parking spaces and a storeroom are included at no extra cost for an apartment, three spaces and a storeroom for a penthouse.

Tax is not in the price
The price list is quoted before tax. Ten per cent VAT and 1.20 per cent stamp duty add roughly sixty thousand euros to the cheapest apartment and a hundred and eighteen thousand to the penthouse, before notary and registry fees.
Delivery is two and a half years out
The second quarter of 2029 is a long horizon. Ask what the contract says happens if it slips, and whether the date is contractual or indicative.
Twenty of eighty are released
The remaining sixty homes will be priced later. Early buyers take the build risk; later buyers pay the later price. Which of those is the better side depends on the market, not on the brochure.
The middle instalments are date-driven
Ten per cent at twelve months and ten per cent at eighteen months are counted from the private contract, not from construction progress. You pay them whether or not the build is on schedule.

Granted, confirmed by the developer in September 2026. The written disclosure document predates that and still records it as applied for, so we ask for the grant in writing.

Prices can move

Eight blocks, eight levels
The street outside the site rises and falls sharply along its length, which made it awkward to sit eight blocks along it. Rather than cut the ground flat, the architects laid a private road inside the site, three metres in and lower, that smooths the gradient to no more than four per cent from one end to the other.
Every block then sits at its own height off that road. The southernmost is lowest and they climb northwards, each one standing above the one below it. Nothing on the site needs a ramp to be reached, and no home looks into its neighbour's roof.

The developer states the deferral is interest-free and that payments on account are secured by bank guarantee.
Do all the homes have sea views?
The developer designs for it: each block is set a step above the one to its south so that none looks into its neighbour's roof. Which view a particular home has still depends on its block and floor, and that is worth checking on site.
Can the prices change?
Yes. The prices published here are indicative and the seller can revise them at any point before a reservation is signed. With sixty of the eighty homes still to be priced, a revision upward is the likelier direction. Nueva Living reconfirms the figure with the seller before you commit to anything.
