Overview

Fifty homes, key ready

Cala Heights Residences is a gated, key-ready community of 50 apartments in La Cala de Mijas, on the Costa del Sol. The developer’s infosheet lists homes of one, 1½, two and three bedrooms, and a community with a pool area, an infinity pool, a padel court, an outdoor gym and a children’s playground.

Five homes are listed as available: two of 1½ bedrooms and three of two bedrooms, from 87.64 to 102.06 sqm, at EUR 680,000 to EUR 930,000. The infosheet lists construction as started in the second quarter of 2021 and finished in the second quarter of 2025, with the building licence in place; it leaves the first occupation licence blank.

This is the earlier phase of a scheme whose later phase, blocks six and seven, is on this site as La Noria Golf Residences. The site plan we hold numbers five blocks, 01 to 05.

The development in detail

Photographs of the finished blocks and their terraces, of the interior of a furnished home, and the developer’s site plan of the five blocks.

Location

La Cala de Mijas, Mijas

The infosheet map places the development in La Cala de Mijas, inland of the coastal road, and the photographs and the site plan show it beside a golf course and a lake. The documents give no distances, so the travel times below are road times measured from the area, not taken from them.

Residences

Two kinds of home, five listed

The infosheet describes 50 apartments of one, 1½, two and three bedrooms. The availability table lists five of them, of two kinds. We hold no floorplans of the homes, and the table gives no floors, terrace areas or home types.

Private Material

Current layouts, view positions and unit availability should be reviewed against the latest developer file before shortlisting.

Source: the developer’s building specification (Memoria de calidades, Spanish and English columns), whose file is dated 31 August 2021, so it describes what was specified in 2021. It says the project management may change the specification and replace items with similar ones without a loss of quality. Brands are given as “or similar”. It lists no loose furniture, and it does not mention an infinity pool or a multipurpose room, which the 2026 infosheet lists.

The table gives the number of bedrooms, one size and a price for each home, and lists two homes as 1½ bedrooms, which is the developer’s wording. It does not say whether the size is built or usable area, or whether the price includes VAT; the infosheet states the payment instalments as plus VAT. The development has 50 apartments in all, and the five shown are those listed.

Why This Project

Why this project matters

A finished apartment in a gated community, with the building licence listed as in place.

Why It Fits

Who it is for

Buyers who want a finished apartment they can see and use now rather than wait for a build, in a community with pools, a padel court and an outdoor gym. The five listed homes cost EUR 680,000 to EUR 930,000.

What makes it different

The infosheet lists construction as finished in the second quarter of 2025 and calls the homes key ready, so the homes and the shared areas can be visited. The 2021 specification lists underfloor heating in the living room and bedrooms, ducted air conditioning and aerothermal hot water.

Why location matters

In the photographs and on the site plan the blocks stand on a slope beside a golf course and a lake, with the sea beyond. The infosheet map places them in La Cala de Mijas, inland of the coastal road. The documents give no distances or travel times; the road times are in the location section.

Why check availability

Only five of the 50 homes are listed. Two homes of 87.64 sqm are priced EUR 10,000 apart, and two of 99.67 sqm EUR 40,000 apart, and the table does not say why. Nueva Living reconfirms price and availability before any viewing.

Investment Case

Reservation

The pre-reservation is EUR 6,000. The infosheet does not say whether it is deducted from the first instalment.

Payment schedule

40% plus VAT on signing the private purchase contract, and 60% plus VAT on completion. The infosheet puts an asterisk against the 40% and does not explain it, so we ask what it refers to.

VAT

The infosheet states both instalments as plus VAT, which indicates that the listed prices are before VAT. The availability table does not say, so we confirm it in writing.

What the price includes

Parking and storage are listed as included, and the kitchen comes fitted with appliances. The infosheet notes underfloor heating in the dry areas only, not the bathrooms, with a possible extension in homes in blocks 4 and 5 for an extra EUR 8,500. It does not say what the extension covers, so we ask which listed homes it applies to.

Trust & Diligence

Licences

The infosheet lists the building licence as in place and leaves the first occupation licence blank. We ask for both, and for the registered description of the home, its parking space and its storage room.

The dates

The infosheet lists construction as started in the second quarter of 2021 and finished in the second quarter of 2025, and calls the homes key ready. We ask for the completion certificate and the handover date of the home you choose.

The areas

The availability table gives one size per home and does not say whether it is built or usable area, and it gives no terrace area. We confirm which figure the contract uses, and the terrace area of each home.

What was built

The specification is dated 2021. We ask what was built, whether the infinity pool and the multipurpose room are in place, what the EUR 8,500 underfloor-heating extension covers, and what “1½ bedrooms” means on the plan.

Architecture

White terraces, stepping down the slope

The photographs show white blocks whose terraces step back level by level, with glass balustrades and, on the upper levels, slatted pergola shading, on a slope above a road. The developer’s building specification describes how they are built.

The specification is dated 31 August 2021, and it allows the project management to replace materials with similar ones without a loss of quality, so we confirm what was built.

  • Structure — A reinforced concrete structure with waffle or reinforced slabs on a slab or footings, with a pile screen and micropiles to stabilise the slope.
  • Facade — A double-leaf facade: a perforated-brick outer leaf, sprayed insulation, an air chamber and an inner leaf of dry lining on a metal frame with mineral wool. The outside is continuous mortar render with a paint finish, combined with stone-type panels.
  • Glazing — Lacquered extruded aluminium windows by Strugal or Cortizo, or similar, with a thermal break and thermal-acoustic double glazing, and air inlets for ventilation.
  • Terraces and roofs — Terrace balustrades are a mix of solid wall and glass, according to the elevations, and terraces are paved in non-slip porcelain stoneware. Roofs are insulated and waterproofed, either walk-on terraces or non-accessible roofs.
  • Walls between homes — Acoustic ceramic brick, lined on both sides with dry lining and mineral wool, between homes and between homes and common areas.

FAQ

Common buyer questions

Can foreigners buy property in Spain?

Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.

What is an NIE number and do I need one?

An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.

What costs should I budget for on top of the purchase price?

Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.

Can I get a mortgage in Spain as a non-resident?

Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.

What is the difference between off-plan and completed properties?

Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.

How does the reservation and payment process work?

Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.

Can I rent out the property after purchase?

This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.

Do I need a lawyer?

Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.

How many homes are available?

The development has 50 apartments and five are currently listed, from EUR 680,000 to EUR 930,000.

What does 1½ bedrooms mean?

It is the developer’s own wording, used in the infosheet and in the availability table for two homes of 87.64 sqm. No document we hold defines it, so we ask for the plan of each home.

Is it finished?

The infosheet says key ready, lists construction as started in the second quarter of 2021 and finished in the second quarter of 2025, and lists the building licence as in place. The first occupation licence is blank on the infosheet, and we ask for it.

Is VAT included?

The availability table does not say. The infosheet states both instalments as plus VAT, which points to prices before VAT. We confirm the taxes and purchase costs in writing.

What is the payment schedule?

EUR 6,000 to pre-reserve, then 40% plus VAT on signing the private purchase contract and 60% plus VAT on completion.

What amenities are listed?

An oasis area with adults’ and children’s pools, an infinity pool, a chill-out area, padel tennis, an outdoor gym, a multipurpose room for the gym and a children’s playground, in a gated community.

Are parking and storage included?

Yes. The infosheet lists parking and storage as included, and the specification gives each home a parking space and a storage room as inseparable annexes.

Is there underfloor heating?

The infosheet lists underfloor heating in the dry areas and not in the bathrooms, and the specification lists it in the living room and bedrooms. It also mentions a possible extension in homes in blocks 4 and 5 for EUR 8,500, and we ask what that covers.

How recent is the specification?

It is dated 31 August 2021, so it describes what was specified then. The 2026 infosheet lists an infinity pool and a multipurpose room that it does not mention, so we confirm what was built.

Is this connected to La Noria Golf Residences?

Yes. La Noria Golf Residences is the later phase of the same scheme, blocks six and seven, and is listed separately on this site.
