Cristalino Residences Three-Bedroom Apartments at Las Lagunas, Mijas
Six three-bedroom apartments of 131 to 150 sqm are listed in a development of one-, two- and three-bedroom apartments at Las Lagunas, Mijas, next to Fuengirola, with a pool, a gym, a sauna and a children’s playground. The developer’s documents give conflicting handover dates, so the completion date is to be confirmed. From EUR 470,900; the VAT basis is to be confirmed.
Six homes, listed with prices
Cristalino Residences is a development of apartments at Las Lagunas, in the municipality of Mijas next to Fuengirola. The developer’s infosheet describes apartments with one, two and three bedrooms, while the availability table lists six three-bedroom homes of 131.09 to 150.20 sqm at EUR 470,900 to EUR 770,000. In the renders the terraces sit behind blue glass balustrades, and the shared areas listed are a swimming pool, a garden area, a gym, a sauna and a children’s playground.
The infosheet gives the building licence as granted and the status as under construction, in two blocks. Its two sets of dates do not agree: the banner gives handover of Block 1 in the first quarter of 2026 and of Block 2 in the fourth quarter of 2026, while the list gives the end of construction of Block 1 in the fourth quarter of 2025 and of Block 2 in the second quarter of 2027. The sheet does not say which block each listed home is in, or how many homes the development has.
The development in detail
Computer-generated views of the building, the gardens, the terraces and the interiors.
Las Lagunas, Mijas
The development is at Las Lagunas, in the municipality of Mijas. The infosheet’s map is headed Fuengirola and places the development just inland of the town, and its sales office is in Mijas. The documents give no distances to the beach, the town or the airport, and no coordinate that is stated to be the plot, so the map shows the Las Lagunas area.
Six homes, three groups
The availability table lists six three-bedroom apartments. It gives no floor, terrace or plan for any of them, so the groups below follow the area and the price.
Homes 12-1A and 12-2B
Homes 9-At.A and 10-At.A
Current layouts, view positions and unit availability should be reviewed against the latest developer file before shortlisting.
What the homes are built with
The developer’s own quality specification, summarised by part of the home.
Floors and walls
- Laminate wood flooring over acoustic insulation in the living areas, porcelain stoneware tiles in the bathrooms, and exterior stoneware on the terraces and private sun decks.
- Bathroom walls tiled in stoneware, ivory in the main bathroom and white in the secondary ones, and light plastic paint on the other walls and white on the ceilings.
Doors and wardrobes
- An entrance door with a security lock, anti-lever hinges and a peephole, in enamelled sheet steel with a steel frame on the ground floor, and interior doors with chrome fittings and translucent glass to the hall and living room.
- Modular wardrobes with hinged doors finished to match the other joinery.
Kitchen
- A furnished kitchen with a fridge, washing machine, dishwasher, oven, ceramic hob and extractor hood by Bosch or similar, and an undercounter sink by Franke or similar.
Bathrooms
- Grohe taps and a dual-flow Grohe shower set or similar, Laufen Pro sanitaryware or similar with pedestal or wall-hung basins, and resin shower trays.
Climate and energy
- Heat-pump air conditioning, a multi-split system with units in the living room and bedrooms and the outdoor unit on the roof or on the ground floor, and hot water from an aerothermal heat pump.
- Electric underfloor heating in the bathrooms with its own control. The building is designed for an A energy rating, with photovoltaic panels supporting the communal electricity.
Electrics and entry
- Niessen or similar switches and an electronic door entry system, with the garage prepared for electric-vehicle charging points.
Lift, garage and storage
- A lift with automatic doors for six people (450 kg), stopping at every floor of homes and at the basement, and a basement garage reached by a ramp with a remote-controlled motorised door.
- Garage and storage-room floors in smoothed concrete.
Source: the developer’s quality specification for this development, in Spanish and English, which carries no date or version. It says materials may be replaced by others of equal or higher quality without changing the price, and that natural stone varies in tone and veining. The two languages differ in places: the English text gives the glazing as 6-12-16 and the Spanish text as 6-12-6, and the Spanish text adds a thermal break and the option of PVC frames. We follow the Spanish text. The specification gives the flat roofs as reached only for maintenance, while one render shows a furnished roof terrace; we ask which homes have one.
Six homes currently available
Prices and areas are those of the developer’s availability table as read in October 2026. For each home the table gives a reference, a bedroom count, an area and a price, and nothing else.

References, bedrooms, areas and prices are transcribed from the developer’s availability table, read in October 2026, which lists six homes. The table does not say whether an area is built or interior or includes a terrace, whether the price includes VAT, whether a car space and a storage room are included, or which floor and block a home is in, so none of that is shown. Homes 9-At.A and 10-At.A are listed with the same area and the same price; their references differ, so both are shown and we confirm with the developer that they are two homes. We hold no floorplans for these homes.

Why this project matters
Large three-bedroom apartments with a pool, a gym and a sauna in the development, from EUR 470,900.
Why It Fits
Who it is for
Buyers who want a large three-bedroom apartment, from 131 to 150 sqm, in a development with a pool, a gym, a sauna and a children’s playground.
What makes it different
The quality specification gives a fitted kitchen with appliances, air conditioning, hot water from an aerothermal system and electric underfloor heating in the bathrooms.
Why location matters
Las Lagunas belongs to Mijas and borders Fuengirola. The infosheet’s map places the development just inland of Fuengirola, and gives no distances.
Why check availability
Six homes are listed, but the completion date, the VAT basis and the number of homes in the development are not settled in the documents. Nueva Living confirms them with the developer before any viewing.
Investment Case
Reservation
The infosheet gives a reservation of EUR 6,000 with no VAT. It does not say whether the reservation is deducted from the first instalment.
Payment schedule
40% plus VAT on the private purchase contract, 10% plus VAT ten months after it, and 50% plus VAT on signing the deed of purchase. The infosheet abbreviates the first stage as PPC, which we read as the private purchase contract.
VAT
The availability table does not say whether its prices include VAT. The infosheet gives every instalment as plus VAT, so we read the prices as excluding VAT. Nueva Living confirms the taxes and purchase costs in writing.
Running costs
For a three-bedroom home the infosheet gives approximate community fees of EUR 125 a month and IBI property tax of EUR 600 a year, and a refuse tax of EUR 80 a year.
Trust & Diligence
Licence and guarantees
The infosheet gives the building licence as granted. We ask for the licence and for the bank guarantee that covers amounts paid on account.
The completion date
The infosheet gives Block 1 handover in the first quarter of 2026 and Block 2 in the fourth quarter of 2026 in its banner, and the end of construction of Block 1 in the fourth quarter of 2025 and of Block 2 in the second quarter of 2027 in its list. We ask which block each home is in, whether Block 1 has been delivered, and the contractual date.
The size of the development
The infosheet does not give the number of homes. The architect’s roof plan of November 2021 is titled for 76 homes with parking and storage rooms in a first phase, which may not be the whole development. We ask for the total and the phasing.
Areas, parking and glazing
The table gives one area for each home without saying whether it is built or interior, or whether a car space and a storage room are included. The English and Spanish texts of the quality specification also give different glazing. We ask for the plan of each home and the figures the contract uses.
New to buying off-plan in Spain? How buying a new-build works sets out the seven steps, and off-plan versus resale covers the deposits, guarantees and timelines involved.
Terraces behind blue glass
In the renders the building is white, with rows of terraces behind blue glass balustrades, palms and a pergola walk through the garden, a roof terrace with a pergola and covered terraces. The infosheet and the quality specification do not describe the design, so the renders are all we have to go on for how it looks.
The quality specification describes how it is built, and it is summarised below.
- Structure — Reinforced concrete pillars and bi-directional waffle slabs, on a concrete slab or piled foundations.
- Facade — Rough brick walls finished in stoneware and/or painted or single-layer mortar, with an insulated air cavity and a dry-lined inner wall.
- Glazing — Sliding or hinged windows and doors in lacquered aluminium or PVC with thermal-acoustic double glazing, and ground-floor windows protected with security locking.
- Roofs — Flat roofs with thermal insulation and a layer of pebbles, reached only for maintenance.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
How many homes are available?
Six are listed: three-bedroom apartments of 131.09 to 150.20 sqm, from EUR 470,900 to EUR 770,000. No document we hold gives the total number of homes in the development.
Is VAT included?
The availability table does not say. The infosheet gives every instalment as plus VAT, so we read the prices as excluding VAT, and we confirm it in writing before you reserve.
What comes with the price?
The quality specification gives a fitted kitchen with appliances. The documents do not say whether a car space and a storage room are included, and none says that the furniture in the images is included. We confirm both.
When will it be finished?
The infosheet gives conflicting dates: handover of Block 1 in the first quarter of 2026 and of Block 2 in the fourth quarter of 2026, but the end of construction of Block 1 in the fourth quarter of 2025 and of Block 2 in the second quarter of 2027. We ask for the contractual date.
What is the payment schedule?
A reservation of EUR 6,000 with no VAT, then 40% plus VAT on the private purchase contract, 10% plus VAT ten months later and 50% plus VAT on signing the deed of purchase.
