Higueron Garden Villas Eighteen Houses, Fuengirola
Eighteen of twenty-eight three-bedroom houses available at El Higuerón, Fuengirola, each with a private garden and room for its own pool, two parking spaces and a storeroom, in a gated scheme with a saltwater pool, a gym and a co-working room.
Twenty-eight houses, six stepped rows
Higueron Garden Villas is a gated scheme of twenty-eight houses on Avenida del Higuerón, on the hillside between Fuengirola and Benalmádena, laid out in six rows that step down the slope so that each row looks over the one below towards the sea. Eighteen are available.
Every house is the same shape: three bedrooms, two bathrooms and a WC over two levels, with an open living room and kitchen below and the bedrooms above. Each comes with a private garden, two parking spaces and a storeroom.
Of the eighteen available, built areas run from 150.90 to 166.76 sqm, terraces from 4.95 to 17.75 sqm and gardens from 23.20 to 52.39 sqm. Prices exclude the 10% IVA.

Prices and availability from the developer's price list dated July 2026; built areas, terraces and gardens from its commercial floorplans of April 2024. The two agree to the centimetre on seventeen of the eighteen houses; on Villa 5.2 the price list gives a 13.57 sqm terrace where the drawing gives 13.75 sqm, and the drawing is the figure shown here. That price list also carried a promotional price on three houses under an offer that closed in June 2026, so the standard price is the one shown. Every house includes two parking spaces and a storeroom. Prices exclude the 10% IVA. Nueva Living reconfirms price, status and terms before any reservation.

Why this project matters
A factual look at what makes these houses relevant now, without any promise of future returns.
Why It Fits
What it is
Twenty-eight three-bedroom houses in six stepped rows at El Higuerón, eighteen still available, each with a private garden.
Who it is for
Buyers who want a house and a garden rather than an apartment, within a few minutes of the beach and the train, without the upkeep of a detached villa.
What makes it different
Every house is the same three-bedroom plan, so the choice is about position, garden size and price rather than layout.
Why location matters
The Carvajal train station and two beaches are under five minutes away, and Málaga airport about twenty.
Investment Case
Why timing matters
Ten of the twenty-eight are already gone, and the remaining eighteen span a wide range of gardens and prices.
Current information
Nueva Living reconfirms live prices, availability and payment terms before any reservation.
Long-term appeal
El Higuerón is one of the few hillside positions on this stretch with a train station at the bottom of it, which supports demand year round.
Personal use and rental
Suits a main or second home, subject to the community rules and the Andalusian tourist-licence regime.
Trust & Diligence
The licence
That the building licence is granted and in force for the specific house.
The delivery date
The sales material carries no date. The developer's own progress film of July 2026 shows blocks 3 and 4 being fitted out and blocks 5 and 6 still in structure. We ask for the date in writing and put it in the contract.
Which house is which
That the house number, the orientation and the areas on the contract match both the price list and the floorplan.
What is on top of the price
The 10% IVA and the 1.2% stamp duty, the community fee, and the annual council tax and refuse charge.

Six rows, stepped down the hill
Six rows of houses follow the contour of the hillside on four levels of ground, each row set back above the one below so that every house keeps its outlook to the south-west. The roofs are flat and planted, which is what gives the scheme its green terraces from the air. Walls are finished in white monolayer mortar, the windows are aluminium with Climalit double thermal and acoustic glazing, and the terrace railings are glass and metalwork.
- The houses — Two levels: an open living room and kitchen onto the garden below, three bedrooms above.
- Inside — Large-format 75 x 75 cm rectified porcelain throughout, white lacquered joinery and plasterboard partitions with rock-wool insulation.
- Outside — A private garden with artificial lawn and an anti-slip porcelain terrace, and a space set aside for an optional pool.
- Energy — Aerothermal hot water with solar collectors on the roof, and air conditioning controlled floor by floor.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
What is available?
Eighteen of the twenty-eight houses. Ten are sold or reserved.
Are the houses all the same?
In layout, yes. Every one of the twenty-eight has three bedrooms, two bathrooms and a WC over two levels. What changes is the position in the scheme, the size of the garden and the terrace, and the price.
Does every house have a pool?
No. Each house has a space set aside for one, built only if the buyer asks for it, and it is not included in the standard price.
What is included in the price?
The house, its garden, two parking spaces and a storeroom. Prices exclude the 10% IVA.
When will it be finished?
Work is well under way. The developer's own progress film of July 2026 shows blocks 1 and 2 in masonry and services, blocks 3 and 4 being tiled and fitted out, and blocks 5 and 6 still in structure. No completion date is published, so we ask for one in writing and put it in the contract rather than quoting one.
What are the communal facilities?
A saltwater pool with its own toilets, a children's pool, a gym, a co-working room and landscaped gardens, with two lifts between the levels.
