La Resina Valley Villas Six Villas, Estepona
Six of twelve detached villas available at La Resina on the New Golden Mile, between Estepona and Marbella: plots of 1,000 to 2,010 sqm, a private pool and a lift in every house, and basements that can be fitted out to as many as seven bedrooms.
Twelve villas, six still available
La Resina Valley Villas is a gated scheme of twelve detached houses in a wooded valley at La Resina, on the New Golden Mile between Estepona and Marbella. Six are available.
Each sits on its own plot of 1,000 to 2,010 sqm with a private pool, a garden, covered and uncovered terraces and parking. Every house has a four-stop lift running from the garage to the solarium.
The houses are delivered with three bedrooms, but the basement runs from 236 to 465 sqm and is fitted out to the buyer's brief, which the developer takes to as many as seven bedrooms and seven bathrooms.
Of the six available, built areas run from 508.43 to 976.52 sqm including the basement, terraces from 278.35 to 467.06 sqm. Prices are net and exclude VAT and transfer taxes.

Prices, plots and areas from the developer's price list dated 21 May 2026, which states that it supersedes any earlier list and is valid only at that date. Built area here is that list's built figure plus its basement figure, the same total the dossier's masterplan gives; the two agree to the centimetre on villas 3, 5, 6 and 8, and differ on villas 10 and 11, where the masterplan quotes 885.99 and 924.84 sqm against the price list's 764.31 and 976.52. Prices are net: they exclude VAT, transfer tax and any other duty. The basement price for villas 3 and 4 includes its fit-out. Nueva Living reconfirms price, status and terms before any reservation.

Why this project matters
A factual look at what makes these villas relevant now, without any promise of future returns.
Why It Fits
What it is
Twelve detached villas in a wooded valley at La Resina, six still available, each on a plot of 1,000 sqm or more with its own pool and lift.
Who it is for
Buyers who want a large house on a private plot rather than a unit in a scheme, and who want to decide what goes in the basement.
What makes it different
The basement is between a third and a half of the house and is finished to the buyer's brief, which is how a three-bedroom villa becomes a seven-bedroom one.
Why location matters
La Resina sits on the New Golden Mile between Estepona and Marbella, fifteen minutes from either and a fifteen-minute walk from the beach.
Investment Case
Why timing matters
Six of the twelve have gone, and the four villas of the first phase complete in 2026.
Current information
Nueva Living reconfirms live prices, availability and payment terms before any reservation.
Long-term appeal
The New Golden Mile has filled in steadily between Estepona and Puerto Banús, and detached plots of this size are no longer being released here.
Personal use and rental
Suits a main or second home, subject to the community rules and the Andalusian tourist-licence regime.
Trust & Diligence
The licence
That the building licence is in force for the specific villa, and for villas 1 to 4 that the first occupation licence is on track.
The delivery date
That the date for the specific villa is in writing, since the twelve are built in three phases and only the first eight have dates.
What the basement includes
What the fit-out covers and what it costs, since the basement is a third to a half of the house and is priced separately on most plots.
What is on top of the price
The price list is net: VAT or transfer tax, stamp duty, the community fee and the annual council tax all come on top.

Twelve houses, one valley
The twelve houses sit in two rows either side of a private road, following the fall of a wooded valley so that each looks out over the roofs below it to the sea. The design is by Villarroel Torrico and the contractor is Casais. Facades are rendered and painted white, with limestone cladding and a large-format decorative panel on some elevations, and the terraces are shaded by pergolas.
- The houses — Four levels: basement, ground, upper floor and solarium, served by a lift in every house.
- Inside — Continuous plasterboard ceilings with recessed curtain tracks, 90 x 90 cm porcelain floors and 2.85 m sliding doors.
- Outside — A private pool, covered and uncovered terraces, parking for two cars and room for three more.
- Water — A Hydraloop system recycles shower and bath water for irrigation, flushing and the pool.

The first villas are being built, so a visit shows the ground, the outlook and how far each row sees.
Walk the valley and see how much the ground falls between the two rows.
Compare what each plot faces; all are south or south-west, but the sea is wider from some than others.
See the volume before you decide what goes in it, because it is the part you are buying unfinished.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
What is available?
Six of the twelve villas: OV-3, OV-5, OV-6, OV-8, OV-10 and OV-11.
How many bedrooms?
Three as delivered, with three bathrooms and two WCs. The basement is fitted out to your brief and the developer takes it to as many as seven bedrooms and seven bathrooms.
What goes in the basement?
Whatever you brief: bedrooms and bathrooms, and the developer's own feature list names a gym. It runs from 236 to 465 sqm on the available villas.
Does every villa have a pool?
Yes. Each plot has its own outdoor pool, from 40.77 to 83.07 sqm on the available villas, with underwater colour lighting.
What is included in the price?
The villa, its plot, its pool and its parking. The price list is net, so VAT or transfer tax and stamp duty come on top, and on most plots the basement fit-out is priced separately.
When will it be finished?
Villas 1 to 4 are under construction and estimated for the third quarter of 2026. Villas 5 to 8 have their licence and are estimated for the fourth quarter of 2027. The developer gives no date for the last four.
Which way do the villas face?
South or south-west. The two rows follow the fall of the valley so that each house looks over the roofs below it.
