Twenty-two apartments, 7 listed
This is a boutique development of 22 apartments with two or three bedrooms, under construction in Mijas, with panoramic sea views. 7 homes are listed with a size and a price. The developer’s infosheet lists penthouses with a solarium and ground-floor apartments with a private pool, and underfloor heating.
The developer’s table of kitchen types lists the 22 homes across three portals (stair entrances) and four levels, from the ground floor to the third. The infosheet lists the building licence as in place, the start of construction as Q4 2025 and the end of construction as Q1 2028.
The development in detail
Computer-generated views of the pool, the terraces, the living areas and the gym. The documents we hold include no floorplans of the homes and no pictures of the spa or the indoor pool.
On the coast at Mijas, with sea views
The development is in Mijas. The developer’s location map marks the site on the coast south-west of the marina at Fuengirola, and the infosheet lists it as close to amenities, with panoramic sea views, and gives no distances or travel times.
Two sizes of home, one development
The developer’s infosheet describes apartments of two and three bedrooms. The availability table lists 7 homes with a size and a price but no floorplans or home types, so the groups below are by bedroom count and by level.

What the homes are built with
The developer’s own quality specification, summarised by part of the home.
Floors, walls and ceilings
- Large-format ivory matt porcelain tiles throughout the home, and the same tiles on the terraces that continue the interior floor, with a non-slip finish outdoors. In the main bathroom, large-format calacatta-effect tiles from floor to ceiling in the shower, and ivory tiles in the second bathrooms.
- Smooth plastic paint on the walls and ceilings, with a choice of white, beige or grey for the buyer within a deadline the developer will communicate, anti-mould paint on the other bathroom walls, and water-resistant plasterboard ceilings with false beams.
Doors, windows and wardrobes
- A Z3 armoured security entrance door, interior doors with chrome or matt fittings and concealed hinges, and modular wardrobes lined with melamine, to the architect’s design.
- Aluminium frames lacquered in a colour the architect will define, with a thermal break and double glazing; the other windows are sliding or hinged according to the project design.
Kitchen
- German-made Nolte Küchen kitchens in three combination options, each a matt lacquer front with a laminate in natural oak, holm oak or Cuba walnut, with handleless bronze-coloured handles and full-extension drawers with a brake and self-closing action.
- Ascale by Tau worktops in a Vagli Gold finish with the same material between the units and an undermount sink, and Siemens appliances: an oven, a microwave, an induction hob with a built-in extractor, a dishwasher, an integrated washing machine and a no-frost combi fridge.
- Other kitchen finishes and appliance brands are available in a shop in Mijas or Marbella at an additional cost to the buyer.
Bathrooms
- In the main bathroom and the guest toilet, wall-hung toilets with a built-in cistern and soft-close seat; in the main bathroom a worktop with an integrated basin and a vanity unit, and a mirror with LED lighting. The other bathrooms have a simple basin with shelves.
- Brushed steel taps, rainfall shower heads with single-lever mixers and shower screens, and mechanical extraction ventilation.
Climate and installations
- Heating by an aerothermal system, with underfloor heating fed from it, hot water also from aerothermal, individual temperature regulation in each room by Daikin, Mitsubishi or similar, and air renewal and ventilation throughout the home.
- Home-automation controls for the lights and the air conditioning, pre-installation for motorised blinds, a colour video door entry, TV, telephone and data points, sockets with USB, and LED lighting.
- A water softener for the whole complex, and an automatic water shut-off with a flood sensor.
Garage and grounds
- A private garage entered by remote control, with a lift to the basement floor and pre-installation of electric vehicle charging points.
- Communal gardens with trees and plants chosen with the Friends of the Málaga Botanical Garden association, outdoor lighting, drip irrigation and a rainwater-harvesting irrigation system, non-slip paving and a perimeter enclosure to the project design.
- Private gardens with a saline-chlorinated private pool, an outdoor shower, artificial grass, a water point, a TV point and an outdoor chill-out area.
Source: the developer’s quality specification for this development, in English and Spanish, which carries no date. It says that the references in it are in development and may change for technical reasons, without reducing the quality and design of the final result. Some brands are given as “or similar”, and the architect defines some finishes. The specification lists no loose furniture.
7 homes currently available
Sizes and prices are those of the availability table in the sales portal, read on 18 October 2026. The table gives no floorplans or terrace areas, and does not say whether prices include VAT.

Sizes and prices are transcribed from the availability table in the sales portal, read on 18 October 2026. It lists 7 homes, each once, with the number of bedrooms, one size and a price. It does not say whether the size is built or interior area, or whether the price includes VAT; the infosheet states the reservation and both instalments as plus VAT. The portal and the level of each home are read from its reference, where the first digit is the portal, the second the level and the letter the home: that is how the developer’s table of kitchen types and its site plan label the 22 homes, and all seven references match a row of that table. No document states the floor of a listed home in words. The development has 22 apartments in all, and the 7 shown are those listed.

Why this project matters
A small development of 22 apartments with sea views, a communal infinity pool, an indoor pool with a spa and a gym.
Why It Fits
Who it is for
Buyers who want a two- or three-bedroom apartment with a sea view in a small development, with a pool, a spa and a gym on site, and who will confirm the VAT and the contract areas before reserving.
What makes it different
The infosheet lists ground-floor apartments with a private pool and penthouses with a solarium, and the specification lists a communal infinity pool with green tiles, and an indoor pool with a Turkish bath and a sauna.
Why location matters
The infosheet lists the location as close to amenities, with panoramic sea views and tranquility, and its map places the site on the coast south-west of Fuengirola. It gives no distances.
Why check availability
7 of the 22 homes are currently listed, from EUR 1,056,000 to EUR 2,206,000. Nueva Living reconfirms price and availability with the developer before any viewing.
Investment Case
Reservation
The reservation is EUR 6,000 plus VAT. The infosheet does not say whether it is deducted from the first instalment.
Payment schedule
30% plus VAT within 30 days of signing the private purchase contract and 70% plus VAT on completion.
VAT
The infosheet states the reservation and both instalments as plus VAT, which indicates that the listed prices are before VAT. The availability table does not say, so we confirm it in writing.
What the price includes
The documents do not say whether a parking space or a storage room is included. They list a private garage with a lift to the basement floor, and kitchens with Siemens appliances; loose furniture is not listed.
Trust & Diligence
Licence and guarantees
The infosheet lists the building licence as in place and leaves the first-occupation licence blank. We ask for a copy of the licence and for the guarantee that covers amounts paid before completion.
The dates
The infosheet lists the start of construction as Q4 2025 and the end as Q1 2028, with the building under construction. We ask for the contractual completion date and for the progress of the works.
The areas
The availability table gives one size per home and does not say whether it is built or interior area. We confirm which figure the contract uses, and the terrace and garden areas, which the table does not list.
Plans, floors and parking
We ask for the floorplan of each home, to confirm the portal and the floor it is on, and whether a parking space and a storage room are included. The documents we hold have a site plan and no plans of the homes.

Curved terraces, timber and stone
The developer’s renders show a curved white building with long terraces shaded by timber slats, planted terraces beneath it and a stone-clad base, above a long pool with an infinity edge that faces the sea.
The renders are indicative, and the quality specification says that its references are in development and may change for technical reasons.
- Structure — Reinforced concrete, with the excavation, foundations and basement walls following the geotechnical survey, under the Spanish CTE and EHE building standards.
- Facade — Perforated brick with an air cavity and rock wool insulation, lined inside the homes with plasterboard on a galvanised steel frame, finished in cement mortar render and acrylic paint in two colours.
- Glazing — Lacquered aluminium frames with a thermal break and double glazing that insulates against heat and sound, with sliding doors recessed into the floor and safety glass from the lounge and the bedrooms onto the terraces on the main facade.
- Roofs — Accessible roofs with non-slip stoneware tiling where needed, and gravel on the other roof areas.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.

When will it be finished?
The developer’s infosheet lists the end of construction as Q1 2028, with the start of construction in Q4 2025. We ask for the contractual completion date.

The documents we hold do not say. The specification lists a private garage entered by remote control, with a lift to the basement floor. We ask the developer before any reservation.
