Quality specifications

What the homes are built with

The developer's own quality specification, grouped by part of the home.

Foundation, structure and roof
  • A foundation of reinforced concrete slabs bearing on suitable ground, with reinforced concrete walls and a perimeter drain.
  • Columns in reinforced concrete or in steel, carrying waffle or solid slabs.
  • Walkable flat roofs: a vapour barrier, falls formed in cement mortar, 5 cm of extruded polystyrene where a habitable space sits below, two bituminous membranes, a geotextile and a mortar bed ready for the flooring.
Facades and separating walls
  • External walls of half-brick perforated ceramic, rendered in water-repellent mortar, with 5 cm of extruded polystyrene and 40 mm of rock wool, and a lining of two 13 mm plasterboards on galvanised steel profiles, moisture-resistant in the wet rooms.
  • Walls between homes and onto the communal areas in perforated acoustic concrete block, lined with 13 mm plasterboard over 40 mm rock wool, to the energy and noise sections of the Spanish building code.
Windows, glazing and railings
  • CORTIZO aluminium joinery in dark grey textured lacquer: the Corvisión Plus model for the large sliding terrace doors and COR-70 elsewhere.
  • The sliding doors run on a flush threshold, so there is no step between the room and the terrace.
  • Acoustic glazing with solar control and low emissivity, a 16 mm argon-filled cavity and laminated panes.
  • Laminated glass railings of two 10 mm panes, and motorised roller blinds in the bedrooms in aluminium with insulated slats, in a finish close to the exterior joinery.
Doors and wardrobes
  • A reinforced entrance door with a three-point security lock and stainless steel hardware. The document describes it twice and not identically: once as wenge-veneered with a 45 mm solid panel and a peephole, and once as iroko with vertical staves, injected with high-density polyurethane.
  • Full-height interior doors in MDF with concealed hinges, a magnetic latch, satin stainless steel handles and a lock in the bedrooms and bathrooms. Here too the document gives two finishes, sand-coloured in one section and white lacquered in another.
  • Modular wardrobes with laminate-faced doors, lined in melamine with a hanging rail, a shelf and a shoe shelf, with soft-closing drawer units.
Floors and tiling
  • Large-format ceramic flooring from GUNNI & TRENTINO or similar inside the home, and the same outside with an anti-slip treatment, with 90 × 90 cm porcelain in the bedrooms and in both bathrooms.
  • Large-format porcelain on the bathroom walls, floor to ceiling on the wet walls of the main bathroom, with the remaining surfaces in smooth white acrylic paint.
  • In the communal areas, stamped concrete with colour fibres on the garage ramp, and non-slip porcelain on the walkways, stairs and other shared spaces.
Bathrooms
  • Countertop basins, a double one in the bathrooms and a single one in the cloakrooms, with wall-mounted single-lever taps with a 212 mm spout, and concealed thermostatic sets with a hand shower in the showers.
  • Wall-hung WCs with concealed cisterns, dual-flush plates and soft-closing seats.
  • Showers drained through a concealed system on a prefabricated tray finished in the same porcelain as the bathroom floor, with a vanity unit, a silver-framed mirror and provision for a heated anti-fog pad behind it.
Kitchen
  • A kitchen designed with GUNNI & TRENTINO, with carcasses in 18 mm E1-class melamine board of around 780 kg/m³, edged in ABS in the same colour.
  • Nickel-plated steel hinges opening to 155 degrees, with the soft close built in.
Climate, hot water and ventilation
  • Ducted air conditioning: a fan coil in the false ceiling of each room, fibreglass ducts lined inside and out in aluminium foil, dual-deflection supply and return grilles, and motorised linear diffusers set into the ceilings.
  • Domestic hot water produced by an aerothermal system with storage.
  • Underfloor heating throughout the home, zoned from the home automation.
  • An integrated fireplace that burns cleanly, needs no flue and leaves no residue.
  • Continuous mechanical extract from the bathrooms and the kitchen through in-line fans concealed in the false ceilings, to the building code. One caution on the energy claims: the document calls the heat pump geothermal on its sustainability page but aerothermal everywhere else, and puts the share of energy drawn from the outside air at 75 per cent in one place and up to 77 per cent in another.
Plumbing
  • Pipework in cross-linked polyethylene, insulated on both the hot and the cold runs, with two concealed shut-off valves in each wet room and a tap on the terraces.
  • Separate drainage for rainwater and sewage in three-layer PVC or sanitary PPR, with the horizontal runs acoustically insulated, and tanks for stored water, irrigation and firefighting, metered separately for the pool, drinking water, irrigation and firefighting.
Electrics, telecoms and home automation
  • SCHNEIDER D-Life switches and sockets in white, the consumer unit behind the entrance door, and a maximum supply of 9,200 W single-phase at 230 V.
  • ARKOS or similar light fittings: LED in the bathrooms, recessed downlights in the false ceilings, and 24 W LED fittings in the kitchens.
  • Television, FM and RJ-45 data points in the bedrooms, the living and dining room, the kitchen and on the terraces, terrestrial and satellite aerials, fibre to the home with an outlet in the living room, and an ABB Welcome video entry monitor with a touchscreen.
  • A home automation pre-installation: lighting from a phone, zoning of the air conditioning and the underfloor heating, control of the blinds, a general power cut-off and a humidity sensor, with flood sensors that close the main water valve and a smoke detector that raises the alarm.
  • Closed-circuit television covering the communal areas of the development.
Outdoor areas and pools
  • Planters on the various levels of the buildings, with hanging planting chosen to take full sun, which will cover the structure as it grows.
  • Ecological green walls at the building entrances and on the slopes running down from the internal road to the main pool, with gravel beds and planting to the landscape study.
  • Prefabricated pools with filtration, salt treatment, a pump, a control panel and ultra-flat white LED lights, with class C3 porcelain around the communal pool and engineered timber decking around the private ones.

FAQ

Common buyer questions

Can foreigners buy property in Spain?

Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.

What is an NIE number and do I need one?

An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.

What costs should I budget for on top of the purchase price?

Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.

Can I get a mortgage in Spain as a non-resident?

Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.

What is the difference between off-plan and completed properties?

Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.

How does the reservation and payment process work?

Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.

Can I rent out the property after purchase?

This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.

Do I need a lawyer?

Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
