Why This Project

Why this project matters

Ground-floor homes with a garden or large terraces, a garage space and a storage room, in a development with a pool, a gym and a Club House.

Why It Fits

Who it is for

Buyers who want a home at ground level with outdoor space of its own, as a second home or to live in all year, close to the golf courses and the sea.

What makes it different

Three of the seven homes have a private garden, of 42, 60 and 176 sqm, and the other four have terraces of 47 to 71 sqm. Every home on the list has a garage space and a storage room.

Why location matters

Cancelada is a quiet residential area on the New Golden Mile, 12 km from Estepona and Puerto Banús and 21 km from Marbella, with four golf courses nearby.

Why check availability

The price list covers seven of the 80 homes and the documents give no licence or works status, so we ask for both before any reservation.

Investment Case

Reservation

The reservation is EUR 6,600, VAT included.

Payment schedule

30% plus VAT on signing the private purchase contract and 70% plus VAT on completion at the notary.

VAT

The price list does not include VAT. Nueva Living confirms the taxes and purchase costs in writing.

Guarantee

The documents we hold do not mention a guarantee for payments made before completion, so we ask for the policy and the account details before any payment.

Trust & Diligence

The homes listed

The price list names seven of the 80 homes and marks all seven as available. It says nothing about the other 73, so we ask for the complete list and the status of each home. It shows a garage and a storage room next to each price, and we confirm that they are included in it.

The completion date

The developer’s listing gives delivery as April 2028. The documents we hold give no building licence or works status, so we ask for the licence, the start date of the works and the contractual completion date.

The areas

For some homes the price list and the developer’s plans differ by a few tenths of a square metre, and the plans also give a second set of areas under the Andalusian decree 218/2005. We confirm which figures the contract uses.

The Club House share

The brochure says that the purchase of a home includes an ownership share in the Club House service building, managed through the owners’ associations. It does not say what that adds to the price or to the community charges, so we ask.

Architecture preview
Architecture

Stepped buildings, terraces facing the coast

The buildings step down the plot, and the developer says their layout and orientation give the homes clear views of the mountains and the coast, with privacy from their surroundings and sea views for many. In the renders the terrace edges are white and curved over sand-coloured walls.

On the ground floor the homes open to a garden or a large terrace. The top floors have larger terraces still, and the penthouses a solarium.

  • Structure — Foundations and structure in reinforced concrete.
  • Facade — Ceramic brick with a continuous coating and white paint, an air chamber, thermal insulation and a plasterboard lining on the inside.
  • Glazing — Aluminium frames with a thermal break and thermo-acoustic double glazing, with insulated aluminium roller shutters in the bedrooms.
  • Terraces — Private terraces tiled in outdoor stoneware, and technical roofs that are not walkable, with thermal insulation and a gravel finish.
