Eighty townhouses, one listed here
This page lists one home: a three-bedroom home of 170.90 sqm at EUR 891,000, reference EH-20. It belongs to a development of 80 townhouses with three and four bedrooms in Mijas Costa, on the first line of a golf course. The sales portal lists the development as built, and the photographs we hold show finished buildings and a communal pool. The developer’s infosheet gives construction as started in Q3 2022 and finished in Q3 2024, and says that the delivery date in the private purchase contract prevails.
The development in photographs
Photographs of the finished buildings, the communal pool, the gardens and the entrance. The documents we hold include no picture of the inside of a home and no floorplan of the home listed.
On the coast at Mijas Costa, by a golf course
The development is in Mijas, in the province of Málaga. The infosheet’s map marks it on the coast of Mijas Costa, by the El Chaparral urbanisation, and gives its sales office as the El Chaparral golf club. The documents give no distances or travel times. The infosheet links to a Google Maps pin without saying whether it marks the plot or the sales office, so the map shows the area, not the plot.
One home, listed here
The infosheet describes the development as 80 townhouses of three and four bedrooms. The sales portal lists one home, EH-20, with three bedrooms. No document we hold says which type it is, or gives its floor, its terraces or its garden.
The rest of the development
Current layouts, view positions and unit availability should be reviewed against the latest developer file before shortlisting.
What the homes are built with
The developer’s own quality specification, summarised by part of the home.
Floors, walls and ceilings
- Rectified porcelain stoneware tiles of 75 x 75 cm throughout the home, with white timber skirting, and non-slip tiles of the same size on the terraces. The bathroom floors are tiled in the same size, in a different model in bathrooms 2 and 3.
- In the bathrooms, rectified white-paste tiles of 40 x 120 cm on the shower and basin walls, with plain paint elsewhere, and porcelain tiles of 30 x 90 cm at the basin in the guest toilet. Plasterboard suspended ceilings throughout, with a recessed perimeter detail in the living room and the main bedroom, in soft-coloured paint on the walls and white on the ceilings.
Doors and wardrobes
- A security entrance door with a wide-angle spyhole, smooth lacquered solid-wood interior doors with a rubber acoustic seal and concealed hinges, and built-in wardrobes finished like the doors, with a luggage shelf and a hanging rail.
Kitchen
- An island kitchen delivered furnished, with high-capacity upper and lower units in a laminate finish, and a Silestone compact quartz worktop with the same material as the splashback.
- A large stainless-steel Franke undermount sink with a pull-out tap, and Siemens appliances: an integrated extractor, an oven, a microwave, an induction hob, a free-standing washing machine, an integrated dishwasher and an integrated combination fridge-freezer.
Bathrooms
- In the main bathroom, a double washbasin by Porcelanosa, 120 x 50 cm or 150 x 50 cm depending on the type of home, on a vanity unit, with a shower on a mineral-resin tray, a built-in thermostatic mixer with a ceiling rain head and a hand shower, a fixed screen and an anti-mist mirror.
- Depending on the type of home, bathroom 2 has a single basin and a shower or a bath, bathroom 3 a basin and a bath, and there may be a guest toilet. All the toilets are wall-hung, with built-in cisterns.
Climate and installations
- Hot and cold air conditioning through ducts hidden in the ceiling, with supply grilles in the living room and the bedroom and a digital thermostat, hot water from an aerothermal system, and electric underfloor heating in the bathrooms.
- Sockets with USB charging in the living room and the bedrooms, LED lighting in the kitchen and the bathrooms, a colour video door entry, TV, radio and telephone points, basic home automation, water taps on the terraces and the private outdoor spaces, and a parking space with an electric-vehicle charging point for each home.
Grounds and common areas
- Communal areas planted with low-water native species on automatic drip irrigation, artificial grass in the communal gardens and the private gardens, a communal swimming pool for adults, green areas and a sunbathing area, a control booth and closed-circuit TV.
- A vehicle entrance with an automatic gate on remote control, and lifts with automatic doors in the complex. The specification says that the common areas are designed to keep the community fees as low as possible; it gives no figure.
Source: the developer’s quality specification for this development, in Spanish and English, which carries no printed date. It says that its references and pictures are indicative, that the developer may change materials for technical or legal reasons, and that any replacement will be of equal or higher quality. It describes the homes in general and does not say which type EH-20 is, so what depends on the type is marked as such.

Why this project matters
One built three-bedroom home on a golf course in Mijas Costa, in a development of 80 townhouses that is not otherwise listed here.
Why It Fits
Who it is for
A buyer who wants one finished three-bedroom home in Mijas Costa, beside a golf course, and who will confirm the type of home, the VAT and the licences before reserving.
What makes it different
The infosheet lists private gardens, an outdoor pool, access to a social club and underfloor heating in the bathrooms, and the specification lists a furnished island kitchen with Siemens appliances and a parking space with a charging point for each home.
Why location matters
The infosheet lists the location as first-line golf, and its map marks the site on the coast of Mijas Costa, by the El Chaparral urbanisation. It gives no distances.
Why check availability
One of the 80 homes is currently listed, at EUR 891,000. Nueva Living reconfirms price and availability with the developer before any viewing.
Investment Case
Private purchase contract
The private purchase contract (CPCV) is signed with a payment of EUR 9,000. The infosheet says that the amounts paid are guaranteed by a bank guarantee, and does not say whether the EUR 9,000 includes VAT.
On completion
The balance is 100% of the price plus VAT, less the EUR 9,000 already paid, within 45 days. The infosheet does not say from what date the 45 days run.
VAT
The infosheet states the completion payment as plus VAT, which indicates that the listed price is before VAT. The sales portal does not say, so we confirm it in writing.
What the price includes
The documents do not say whether a parking space or a storage room is included. They list a parking space with a charging point for each home, and a furnished kitchen with appliances.
Trust & Diligence
Licences
The infosheet lists the building licence as granted on 10 June 2022 and leaves the first-occupation licence blank. We ask for a copy of both and for the certificate of completion.
The dates
The infosheet is an early document: it still announces construction as started, with the start in Q3 2022 and the end in Q3 2024, and says that the date in the contract prevails. The sales portal lists the development as built. We ask for the contractual date and for confirmation that the home is ready to occupy.
The home
The portal gives one size and does not say whether it is built or interior area, the type of home, the floor, the terraces or the garden. We ask for the floorplan of EH-20 and the areas the contract uses.
Parking and storage
The specification gives a parking space with a charging point for each home. The documents do not say where it is, whether there is a storage room, or whether either is in the price. We ask in writing.

Two-storey rows, slatted canopies and stone walls
In the photographs the homes are white, flat-roofed rows of two storeys, with canopies and screens of golden slats, glass balustrades on the upper terraces and stone-filled retaining walls between the terraces and the paths.
The specification says that its references and pictures are indicative, and that the developer may change materials for technical or legal reasons, replacing them with others of equal or higher quality.
- Structure — Reinforced concrete built to current regulations and the Technical Building Code, on a foundation designed from the geotechnical study.
- Facade — Multi-layer brick with interior insulation, an air chamber and a plasterboard lining, finished in rendered mortar with cladding or panelled elements.
- Glazing — Dark lacquered aluminium frames with a thermal break and Climalit-type double glazing with a low-emissivity treatment, sliding doors from the living rooms and the bedrooms onto the terraces, and motorised aluminium blinds, with security blinds on the ground floor.
- Roofs — Inverted flat roofs, waterproofed and insulated, with gravel in the areas nobody walks on and non-slip ceramic flooring where they are walkable.
See the home and the golf course
The development is built, so a visit is about the home itself: its place in the rows, its garden and terraces, and what it looks onto.
Walk the home, the communal pool and the entrance, and see how the rows sit beside the golf course.

What costs should I budget for on top of the purchase price?

Can I get a mortgage in Spain as a non-resident?

Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
