Nueva Andalucia Signature Villas Fifteen Houses, Marbella
Fifteen of twenty-six detached villas still available in a gated community in central Nueva Andalucía, of 461 to 701 sqm built on plots of 900 to 1,674 sqm, each with a private infinity pool and a roof solarium, and a communal spa and gym inside the gate.
Twenty-six villas, three typologies
Nueva Andalucia Signature Villas is a gated community of twenty-six detached houses in central Nueva Andalucía, laid out along a private road with the golf valley below and the mountains behind. Fifteen are still available.
Twenty-three of them share a size: 461 sqm built on the Typology A houses and 488 sqm on Typology B, each with five bedrooms, a private infinity pool, a landscaped garden, a lower entertainment level and a roof solarium. The remaining three are the largest in the scheme, at 701 sqm built with six bedrooms on double plots.
Plots run from 900 to 1,674 sqm and terraces from 198 to 301 sqm. Each house has either a private carport or a private garage, reached from the road that runs beneath the houses.
The villas and the grounds
Computer-generated images of the villas, the communal spa and gym and the community itself, grouped by typology. Furniture and decoration are indicative and are not included in the sale.
A developer-supplied film of the setting, the houses and their interiors. Computer-generated throughout; finishes, landscaping and views may vary.

How the payments are staged
Three typologies, three studios
Each typology was given to a different interior design studio, which is why the three read differently inside.
Current layouts, view positions and unit availability should be reviewed against the latest developer file before shortlisting.
15 of 26 villas available
Fifteen houses are available, one is reserved and ten are sold. Nueva Living reconfirms price and availability before any viewing or reservation.

Typology, built area, plot, bedroom count, price and availability transcribed from the developer’s own price list dated 1 June 2026, and the floorplans from its dossier. The plan shown against each house is the plan for its typology, which is what the developer publishes; there is no separate drawing per house. One house is reserved and is not listed. The price list gives Villa 4 a 242 sqm terrace where the other B3 houses have 198 sqm; that house is sold, so no figure for it appears here. Prices exclude the 10% IVA and the 1.2% stamp duty. Nueva Living reconfirms price, status and terms before any reservation.

Why this project matters
A factual look at what makes these houses relevant now, without any promise of future returns.
Why It Fits
What it is
Twenty-six detached villas in a gated community in central Nueva Andalucía, fifteen of them still available.
Who it is for
Buyers who want a new detached house with its own pool in the golf valley rather than an apartment on the coast road.
What makes it different
A communal spa and gym inside the gate, which a detached-villa scheme of this size rarely has.
Why location matters
Las Brisas and Los Naranjos are minutes away, and the shops and restaurants of Nueva Andalucía are within walking distance.
Investment Case
Why timing matters
Eleven of the twenty-six are already sold or reserved, and only two of the three largest houses are left.
Current information
Nueva Living reconfirms live prices, availability and payment terms before any reservation.
Long-term appeal
Nueva Andalucía has the shortest supply of new detached houses on this stretch, because there is very little land left to build them on.
Personal use and rental
Suits a main or second home, subject to the community rules and the Andalusian tourist-licence regime.
Trust & Diligence
The licence
That the building licence is granted and in force for the specific house.
Which plan applies
That the typology plan matches the house you are buying, since the developer publishes one plan per typology rather than one per house.
The payment schedule
That the stages, the dates and the guarantee on the amounts paid before completion are as set out in the contract.
What is on top of the price
The 10% IVA and the 1.2% stamp duty, the community fee, and the annual council tax and refuse charge.
New to buying off-plan in Spain? How buying a new-build works sets out the seven steps, and off-plan versus resale covers the deposits, guarantees and timelines involved.
Three houses, one street
The houses step down the slope on either side of a private road, their upper floors cantilevered over the terraces so that each one looks over the garden below rather than into its neighbour. The facades combine a rendered external insulation system in off-white with stone cladding, composite panels and aluminium sheeting that runs on from the window frames, and the terrace balustrades are frameless laminated glass on a recessed aluminium channel.
- The houses — Three levels plus a roof solarium, over a lower entertainment level with the garage or carport reached from the road.
- Inside — 120 x 120 porcelain on the main level, oak parquet in the bedrooms, and full-height porcelain in the bathrooms.
- The terraces — The same porcelain in a non-slip finish, laid level with the interior floor so the two read as one surface.
- Energy — Aerothermal hot water and underfloor heating, photovoltaic panels, external insulation and an A-rated thermal-break glazing system.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
What is available?
Fifteen of the twenty-six houses. Thirteen are Typology A or B with five bedrooms, and two are the six-bedroom Typology C houses on the largest plots. One house is reserved and ten are sold.
Why is there one plan per typology rather than one per house?
Because that is what the developer publishes. The houses within a typology differ in orientation, plot and whether they have a carport or a garage, not in layout. We confirm which plan applies to the specific house before any reservation.
What is included in the price?
The house, its plot, its private pool and garden, and its carport or garage. The prices exclude the 10% IVA and the 1.2% stamp duty.
When will it be finished?
The developer’s payment schedule puts completion in the first quarter of 2028.
What are the communal facilities?
A communal building with a gym, a heated indoor pool, a steam room, a sauna, a cold room and changing rooms, set in landscaped gardens, with a gatehouse, controlled access and 24-hour security.
How are the payments staged?
EUR 50,000 on reservation, 30% on the private purchase contract within thirty days, 10% ten months later, 10% ten months after that, and the remaining 50% at completion. The reservation counts towards the 30%.
