Vitta Marina Two- and Three-Bedroom Homes at Cala de Mijas
A gated complex of 72 homes with two, three or four bedrooms at Cala de Mijas, two minutes’ walk from the beach according to the developer, with a communal pool, a gym and a social room. Five two- and three-bedroom homes are listed, from EUR 483,500 plus VAT.
Seventy-two homes, five listed
This is a gated residential complex of 72 homes with two, three and four bedrooms, on the ground, first and second floors and in penthouses, at Cala de Mijas between Fuengirola and La Cala. The developer says every home faces south or south-west and that many have sea views. The ground-floor homes have a garden and the penthouses large terraces.
Residents share a pool, a gym and a social room with a kitchen, and every home has at least one parking space and a storage room. Five homes are listed with a price, and the developer’s documents do not give a completion date.
The homes in detail
Computer-generated views of the building, the shared areas and the interiors, and the floorplans of the five homes that are listed.
Cala de Mijas, by the sea between Fuengirola and La Cala
The homes are at Cala de Mijas, on the coast between Fuengirola and La Cala. The developer’s brochure puts the beach two minutes away on foot, the centre of Cala de Mijas 1.6 km away, a three-minute drive, and the A-7 and the AP-7 close by. It lists Chaparral Golf Club under two kilometres away, with shopping centres, supermarkets, restaurants, a health centre and pharmacies in the area, Málaga airport under 25 minutes by car and the María Zambrano station 40 minutes. Fuengirola is about ten minutes by car, as the developer’s portal says.
Three kinds of home, five listed
The five listed homes fall into three groups by where they sit in the building. The table below lists all of them with their prices.
Current layouts, view positions and unit availability should be reviewed against the latest developer file before shortlisting.
What the homes are built with
The developer’s own quality specification, summarised by part of the home.
Structure, facade and roofs
- A reinforced-concrete structure, and a facade of brickwork clad on the outside, with interior thermal insulation, an air cavity and a plasterboard lining on metal fixings.
- Flat roofs finished in gravel where there is no access, and non-slip stoneware paving on the roofs that can be walked on.
Partitions and windows
- Plasterboard partitions on a metal frame with thermal and acoustic insulation inside the home, and brick walls lined with plasterboard and insulation between homes and between a home and the common areas.
- PVC window frames with double glazing and an air chamber, to reduce heat exchange and outside noise, and blinds in the colour of the frames on all bedroom and living-room windows.
Doors and wardrobes
- A white-lacquered armoured front door with security fittings, an outer handle and a peephole, flat white interior doors, and modular hinged or sliding wardrobes to match, with a melamine interior, a suitcase shelf and a hanging rail.
Floors and walls
- Stoneware flooring in the living room, bedrooms, hall, corridor and bathrooms, and non-slip ceramic stoneware on the terraces.
- Smooth plastic paint in a soft colour on the walls and in white on the ceilings, with paint or ceramic tiles on the wet walls of the kitchen and bathrooms, and an accessible false ceiling in the bathroom that houses the climate equipment.
Kitchen
- A furnished kitchen with base and wall units, a postformed worktop in the work area, a stainless-steel sink and a single-lever tap.
- Appliances: an electric oven, a ceramic hob, an extractor hood, a fridge, a washing machine and a dishwasher.
Bathrooms
- White sanitaryware, a washbasin built into a vanity unit in the main bathroom and a wall-hung washbasin in the second, a mirror in both, chrome taps, single-lever mixers on the bath and washbasins and thermostatic mixers on the showers.
Climate and energy
- Hot water from an aerothermal system in every home, heating and cooling from a ducted heat pump, and an individual mechanical ventilation system.
- The building is listed with an energy rating of B, achieved with a better thermal envelope, efficient glazing and high-efficiency installations. The developer estimates the saving against a home rated F.
Electrical and telecoms
- An electrical installation to the low-voltage regulations, telecom sockets in the living room, bedrooms and kitchen, a satellite-dish pre-installation, a video entry phone at the entrances to the complex and the blocks, and a light, a power socket and a TV aerial socket on the living-room terrace.
Shared areas
- A fully enclosed and fenced complex with low-energy lighting on the access routes, internal roads and gardens, motion detectors in the entrance halls, floor lobbies and garage, and landscaped gardens with irrigation and native shrubs and trees.
- A sunny communal outdoor pool for adults with salt chlorination and night lighting, an equipped gym, a social room with a kitchen, toilets and wifi, and a space with an external defibrillator.
- A garage with forced ventilation, carbon-monoxide detection, fire protection and emergency lighting, and a pre-installation for electric-car charging as the regulations require.

Ask about 57Prices are transcribed from the developer’s price list as shown on its portal in October 2026, and exclude VAT. Areas are those of each home’s plan: the interior area is the usable area of the home, the built area includes a share of the communal areas, and the terrace is the covered and the uncovered terrace together. The portal lists other built and interior areas for the same homes, and home 57 differs between its plan and the brochure; the differences are set out under the checks above.

Why this project matters
New two- and three-bedroom homes close to the beach at Cala de Mijas, each with a parking space and a storage room.
Why It Fits
Who it is for
Buyers who want a new home a short walk from the beach, from a ground-floor home with a garden to a penthouse with a large terrace.
What makes it different
Gardens on the ground floor, a penthouse terrace of almost 100 sqm, a communal pool, a gym and a social room with a kitchen, and a parking space and storage room with every home.
Why location matters
The developer puts the beach two minutes away on foot and the site next to the A-7 and the AP-7, with Fuengirola about ten minutes away by car and Málaga airport under 25 minutes.
Why check the details
The documents give no completion date and the specification is provisional, so we confirm the licence, the stage of the works and the date before any reservation.
Investment Case
Reservation
The reservation is EUR 6,000 plus 10% VAT, EUR 6,600 in all. The documents do not say whether it is deducted from the first instalment, so we ask.
Payment schedule
30% plus VAT on signing the private purchase contract, and 70% plus VAT on the deed at the notary.
VAT
The prices do not include VAT. The developer gives 10% VAT on the reservation and states the other instalments plus VAT. Nueva Living confirms the taxes and purchase costs in writing.
Parking and storage
The developer says every home has at least one parking space and a storage room. We confirm the space and the room of the home you choose.
Trust & Diligence
Licence and works
The documents we hold do not say whether the building licence has been granted or what stage the works have reached, and the quality specification is provisional. We ask for the licence, its status and the start date of the works.
The completion date
None of the developer’s documents gives a completion date, so we ask for the contractual date before any reservation.
The areas
The plans give a built area that includes a share of the communal areas, and a second, larger built area under Decree 218/2005, 110.58 sqm against 100.00 for homes 2 and 3. The developer’s portal lists other figures again, 85 sqm built for homes 2 and 3. For home 57 the plan gives 107.00 sqm built, 77.50 interior and a 99.90 sqm terrace, and the brochure 109.00, 77.30 and 97.20, with the portal at 109, 77 and 97. We confirm which figures the contract uses.
The distances
The distances in the text are the developer’s own: a two-minute walk to the beach, about ten minutes by car to Fuengirola and under 25 minutes to Málaga airport. The road figures beside the map are measured from an approximate plot marker and differ from them, so we confirm the distances on a visit.
The bedrooms
The developer’s portal lists home 2 with three bedrooms, while its plan shows two bedrooms and two bathrooms, the same layout as home 3. This page shows the plan’s two bedrooms, and we confirm it in writing.

White blocks, terraces facing south
In the developer’s computer-generated images the homes are in white blocks of up to four levels with long terraces and pergolas, set on a landscaped slope above the coast. The developer says all the homes face south or south-west.
The ground-floor homes open onto a garden and the penthouses onto large terraces, and every listed home has a terrace on its plan.
- Structure — Reinforced concrete, with two-way slabs or solid slabs according to the structural calculation.
- Facade — Brickwork clad on the outside as defined in the project, with interior thermal insulation, an air cavity and a plasterboard lining.
- Glazing — PVC frames with double glazing, and roller blinds on all bedroom and living-room windows in the colour of the frames.
- Terraces — Terrace parapets of masonry or railings, according to the facade design.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?

Can I get a mortgage in Spain as a non-resident?

What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.

Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
