What the homes are built with
The developer's own quality specification, grouped by part of the home.
Structure, facades and roofs
- A reinforced concrete structure cast in place: diaphragm walls in the basement and a frame of columns and waffle slabs, with solid slabs or other elements where the design and the building code call for them.
- Facades finished outside in white mortar render, combined with other tones or decorative pieces in other materials where the design of the scheme calls for it.
- Flat roofs built to be both insulated and watertight.
- The roof terraces belonging to the homes finished in non-slip paving; the roofs reachable only for maintenance finished in gravel.

- Roller blinds in the bedrooms, in injected aluminium slats.
- Lacquered metalwork for the entrance lobbies, the garage doors and the other elements of the development, in tones matching the scheme.
Interior doors and wardrobes
- An armoured, lacquered entrance door with a three-point security lock, anti-lever hinges and an optical viewer.
- Interior doors lacquered white with rubber seals for a tighter fit, and chrome hardware.
- Fitted wardrobes with sliding or hinged doors, lacquered white and lined in melamine with a hanging rail and a shelf for luggage.
Floors, tiling and paint
- Floating wood-effect flooring inside the home, with a choice of finishes and a white skirting.
- Non-slip porcelain stoneware on the outdoor terraces, to the standard the regulations set.
- Stoneware tiling on the walls of the wet areas, and porcelain stoneware in the communal areas, which outside may be combined with concrete systems.
- Smooth white plastic paint on the walls and ceilings of the home, with plastic paint in the communal areas and on the inside walls of the garage.

Floor, bedroom count, interior and terrace areas, price and availability transcribed from the developer’s own price list dated 3 July 2026. Homes are identified here by their apartment number, which is unambiguous; the letters on the ground-floor row of that sheet repeat and do not follow the columns above them, so they are not published. The developer publishes no floorplans, so none are shown; we request the plan for the specific home before any reservation. A parking space and a storeroom are included in every price. Prices exclude the 10% IVA. Nueva Living reconfirms price, status and terms before any reservation.

Why this project matters
A factual look at what makes these homes relevant now, without any promise of future returns.
Why It Fits
What it is
Fifty-two apartments in a gated development in Las Lagunas, the modern residential quarter of Mijas, twenty-nine of them still available.
Who it is for
Buyers who want a new apartment with a terrace, parking and a storeroom in a town that works all year, rather than a resort address.
What makes it different
A communal pool set in an inner courtyard rather than on the street, and parking and storage in every price at this level.
Why location matters
Direct access to the A-7, with Fuengirola beach three kilometres away and Málaga airport about twenty minutes by car.
Investment Case
Why timing matters
Twenty-three of the fifty-two are already sold, and every one-bedroom home has gone.
Current information
Nueva Living reconfirms live prices, availability and payment terms before any reservation.
Long-term appeal
Las Lagunas is the working centre of Mijas, with schools, shops and the health centre inside a few minutes, which keeps demand steady out of season.
Personal use and rental
Suits a main or second home, subject to the community rules and the Andalusian tourist-licence regime.
Trust & Diligence
The licence
That the building licence is granted and in force.
The delivery date
Phase 1 is estimated to complete between Q3 2027 and Q4 2028, and phase 2 in 2028. That is a range, not a contractual date, so we ask for the date of the specific apartment in writing and put it in the contract.
Which home is which
That the apartment number, the floor and the areas on the contract match the price list, since the letters on the developer’s own ground-floor row do not.
What is on top of the price
The 10% IVA and the 1.2% stamp duty, the community fee, and the annual council tax and refuse charge.
New to buying off-plan in Spain? How buying a new-build works sets out the seven steps, and off-plan versus resale covers the deposits, guarantees and timelines involved.
White render, timber shutters
Three blocks of three residential floors sit on the street edge, rendered in white mortar with panels of other tones and timber-toned shutters marking the balconies. The flat roofs are finished in non-slip paving where they are private terraces and in gravel where they are not, and the structure is reinforced concrete with basement retaining walls.
- The blocks — Three residential floors over a basement garage, with two entrance portals and lifts.
- Inside — Wood-effect laminate flooring with a choice of finishes, white lacquered doors and fitted wardrobes lined in melamine.
- The terraces — Non-slip porcelain to the building code, with a water point on every terrace.
- Energy — Energy rating A, aerothermal hot water, thermal-break windows with low-emissivity double glazing and controlled mechanical ventilation.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
What is available?
Twenty-nine of the fifty-two apartments: twenty-five with two bedrooms and four with three. Three of them are on the top floor. Every one-bedroom home in the scheme has sold.
Are parking and storage included?
Yes. One parking space and one storeroom are included in every price, in the basement garage.
When will it be finished?
The licence is granted and phase 1 is under construction, with the foundations and the structure well advanced. Phase 1 is estimated to complete between the third quarter of 2027 and the fourth quarter of 2028, and phase 2, which was released later and follows it, in 2028. We ask for the date of the specific apartment in writing and put it in the contract rather than relying on the range.
Are there floorplans?
The developer publishes none, so none are shown here. We request the plan for the specific home before any reservation.
What are the communal facilities?
A communal pool with a garden and a seating area in an inner courtyard, a basement garage with a space for every home, storerooms, lifts, and video entry on the gates and the flat doors.
Which homes have a solarium?
The top-floor homes on the largest of the three blocks. Of the three top-floor homes available, one has a 102.72 sqm solarium and two are listed without a solarium area, which we confirm before reservation.
