The homes in detail
Computer-generated views of the building, its shared areas and its interiors, and the floorplans of the 17 homes that are listed.
Estepona, next to the old town
The building is in one of Estepona’s residential areas, next to the old town and in the heart of the Costa del Sol, close to the A-7 and the AP-7. The developer’s brochure puts the marina, Playa Beach and La Rada beach under ten minutes away, with shops, supermarkets, schools and sports facilities close by and swift access to Málaga and its airport. Its location map adds times of 4 minutes to the Estepona marina, 6 to Punta Plata beach and 8 to Padrón beach, without saying how they are travelled.
Seventeen homes, four kinds
The 17 listed homes fall into four groups by floor and outdoor space. The table below lists each one with its price.
Homes with a terrace, on the first to third floors
Third-floor homes with a private pool
Penthouses with a rooftop solarium and a pool
Current layouts, view positions and unit availability should be reviewed against the latest developer file before shortlisting.

Ask about 4HPrices, bedrooms, built areas, terraces, solariums and gardens are transcribed from the developer’s price list headed September 2026, which gives 17 of the 32 homes a price and marks the other 15 as reserved. The list states that prices exclude 10% IVA. It calls the two ground-floor homes Bajo A and Bajo B and gives each home’s staircase, 1 or 2. The interior areas and the pools are taken from the developer’s plans, which the list does not give. The built area is the plans’ total built area, without a share of the communal areas. Where the plans or the brochure differ from the list, the list is followed in the table and both figures are given above.

Why this project matters
Two- and three-bedroom homes next to the old town of Estepona, each with two garage spaces and a storage room, and a communal gym, spa and coworking space.
Why It Fits
Who it is for
Buyers who want a new two- or three-bedroom home next to the old town of Estepona, to live in or as a second home, from a ground-floor home with a garden to a penthouse with a rooftop pool.
What makes it different
One building of 32 homes with a private garden and pool on the ground floor, a private rooftop solarium and pool for each penthouse, and a gym, a spa, a social club and a coworking space for residents.
Why location matters
The developer’s brochure puts the marina, Playa Beach and La Rada beach under ten minutes away, next to the old town, with the A-7 and the AP-7 close by.
Why check the details
The documents give no completion date or payment schedule, and the brochure and the basement plans disagree on the number of parking spaces, so we confirm these with the developer before any reservation.
Investment Case
Reservation and payment schedule
The documents we hold give no reservation amount and no payment schedule. We obtain the developer’s terms and send them to you in writing before you reserve.
VAT
The price list states that its prices do not include the 10% IVA, the rate for new homes. We confirm the tax and the other purchase costs in writing.
Parking and storage
The price list gives each listed home two garage spaces and a storage room, by number. We confirm the spaces and the room of the home you choose.
The specification
The quality specification says that the materials may be changed by the project management as long as their quality is not reduced, and that it is not contractual. We ask for the final specification.
Trust & Diligence
Licence and works
The documents we hold do not say whether the building licence has been granted or whether the works have started, and the quality specification is written in the future tense. We ask for the licence, its status and the start date of the works.
The completion date
None of the developer’s documents gives a completion date, so we ask for the contractual date before any reservation.
The areas
The price list and the plans differ on a few figures: the terrace of Ground A, Ground B, 3A and 4E, and the built area of 2D and 3D, which is 103.26 sqm on the list and 103.49 sqm on the plans. The plans also give usable and built areas under Decree 218/2005, for example 147.11 sqm built for Ground A against 134.62 sqm on the list. We confirm which figures the contract uses.
Parking and storage
The brochure counts 76 parking spaces and 35 storage rooms, while the basement plans number 86 spaces and 37 storage rooms and the price list uses space numbers up to 84 and room numbers up to 37. Each listed home has two spaces and a room. We ask which count is right.
New to buying off-plan in Spain? How buying a new-build works sets out the seven steps, and off-plan versus resale covers the deposits, guarantees and timelines involved.
Bronze-toned frames, planted terraces
The developer’s brochure calls the design innovative and avant-garde, and eminently contemporary. In its computer-generated images the building has angular bronze-toned frames around the terraces on every floor, planted balustrades and a large frame around the roof.
The specification describes a curtain-wall facade with sliding and opening panels where the living room and kitchen meet the terrace, with the tracks hidden in the floor, so that the room runs on into the outdoors.
- Structure — Reinforced concrete built to current regulations and the Technical Building Code, on foundations designed from the geotechnical study.
- Facade — Multilayer: an outer brick wall, interior insulation, an air cavity and a plasterboard lining, finished in glass and cladding such as lacquered aluminium or GRC panels, to be fixed by the project management.
- Glazing — Lacquered aluminium frames with a thermal break and double glazing with low-emissivity and solar-control treatment, and motorised blackout blinds in the bedrooms and living rooms.
- Roofs — Inverted flat roofs, waterproofed and insulated, with gravel where nobody walks and non-slip ceramic flooring where they are walkable.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
How many homes are available?
The building has 32 homes and 17 are listed with a price: five with two bedrooms and twelve with three, from EUR 775,500 to EUR 2,084,500 plus VAT. The other 15 are marked as reserved on the developer’s list.
Is VAT included?
No. The price list states that its prices exclude the 10% IVA. We confirm the tax and the other purchase costs in writing.
Is there parking and storage?
Yes. The price list gives each of the 17 homes two garage spaces and a storage room, and the specification includes pre-installation for electric-car charging in the garage.
When will it be finished?
None of the developer’s documents gives a completion date. We ask for the contractual date and the stage of the works and put them in writing.
What is the payment schedule?
The documents we hold do not give one. We ask the developer and confirm it in writing before you reserve.
