Costa del Sol Area Guide Marbella, area by area: where to buy and what it costs

A mature year-round market with beaches, established services and very different residential settings within one municipality.

Living in Marbella

A place that works beyond the summer

Marbella works for both full-time living and longer stays, but the micro-location matters. Marbella East is quieter and more residential, the Golden Mile prioritises access to the centre and Puerto Banús, and the hills trade walkability for privacy and views.

01

Best For

Buyers who want an established international base with year-round services.

02

Choose the Micro-location

Beachside, town, golf and hillside homes offer very different daily routines.

03

Daily Life

International schools, private healthcare, shopping and restaurants support longer stays.

04

Access

Central Marbella is typically around 40 to 45 minutes from Málaga Airport by car.

Local Knowledge

What makes Marbella Marbella

Beyond the property listings, this is the texture of daily life that keeps people coming back.

Plaza de los Naranjos in Marbella's old town, with orange trees and cafe terraces
01

Casco Antiguo

The old town's Plaza de los Naranjos, ringed by orange trees, is still the best place to feel Marbella before the marina culture took over -- narrow whitewashed lanes, tapas bars and a genuinely local pace.

02

Puerto Banús

The marina is the coast's best-known stage: superyachts, boutique shopping and a see-and-be-seen restaurant scene. It also anchors property values across Nueva Andalucía and the western Golden Mile.

The Golden Mile

The palm-lined stretch between central Marbella and Puerto Banús, home to Puente Románo and the Marbella Club -- still the reference point for prime beachside real estate on this coast.

La Concha

The limestone peak behind the town gives Marbella its skyline and a genuinely good hiking trail, with views back over the coast that most visitors never see.

Where to Buy

Where the current releases actually sit

01

Marbella East

Elviria and Rio Real. Elviria West is a growing part of eastern Marbella close to golf courses, beach clubs and Elviria's own shops and restaurants; Rio Real is an established neighbourhood close to the beach, golf and the town centre. Quieter and more residential than the centre, and where most of our current Marbella stock sits.

02

The Golden Mile

The palm-lined stretch between central Marbella and Puerto Banús, home to Puente Romano and the Marbella Club and still the reference point for prime beachside property on this coast. Expect pricing above the municipal average rather than at it.

03

Marbella West

San Pedro Alcántara is walkable and established, close to the beach with easy access to Puerto Banús and the A-7. Guadalmina sits between San Pedro and Puerto Banús, surrounded by golf. Cortijo Blanco is level and a few streets back from the sand, with the promenade, San Pedro centre and Puerto Banús all within walking distance.

04

The hills behind the coast

Elevated positions that trade walkability for privacy, space and open views. A car is assumed rather than optional, and access times differ enough between communities that the drive is worth timing from the specific address.

FAQ

What buyers ask us about Marbella

How much does property cost in Marbella?

The average asking price for resale homes across the municipality was €5,608 per m² in June 2026. That figure spans very different markets: beachside Golden Mile addresses, the residential east and the hillside communities do not trade at the same level, and new developments generally sit above the resale average rather than at it.

Which part of Marbella should I buy in?

It depends on how you intend to use the home. Marbella East is quieter and more residential, the Golden Mile prioritises access to the centre and Puerto Banús, and the hills trade walkability for privacy and views. Beachside, town, golf and hillside homes give genuinely different daily routines within the same municipality.

How far is Marbella from Málaga airport?

Central Marbella is typically around 40 to 45 minutes by car. Addresses further east shorten that and the hillside communities lengthen it, so it is worth checking the drive from the specific address rather than from the town.

Does Marbella work for year-round living, or only in summer?

It works year-round, which is what separates it from much of the coast. International schools, private healthcare, shopping and restaurants stay open and staffed outside the season, which is what makes longer stays and full-time living practical here.

Is new-build supply in Marbella limited?

Land close to the sea is largely built out, so most current new-build activity sits in the eastern side of the municipality and the hillside communities rather than on the Golden Mile itself. The developments we currently hold information on are listed above, with real availability rather than a general search.

Marbella or Nueva Andalucía — what is the difference?

Nueva Andalucía is a residential area within the same municipality, built around golf and close to Puerto Banús, and it asks a higher average price per m² than Marbella as a whole. Marbella gives you the town, the beaches and the full range of settings; Nueva Andalucía gives you a quieter, more uniform residential grid with the marina in reach.
