Some of the upper homes have a private rooftop solarium with its own pool, and the roof also has a communal pool, a solarium and services. Ask about 5APrices, built areas and terraces are transcribed from the developer’s price list as shown on its portal in October 2026. The list does not say whether VAT is included. For homes 4A, 4D and 5A the list gives the terrace and the private solarium as one figure (39.97, 43.07 and 83.60 sqm); the table shows them separately, as the plans do. The plans also give a usable area and a built area under Decree 218/2005, which differ from the built area on the list.

Why this project matters
Three-bedroom homes near the centre of Estepona, each with a parking space and a storage room in the basement.
Why It Fits
Who it is for
Buyers who want a new three-bedroom home close to the centre, the marina and the beach, from a ground-floor home with a garden to a penthouse with a rooftop solarium.
What makes it different
One building of 22 homes with terraces on every level, private gardens and pools on the ground floor, private rooftop solariums with pools above, and a communal rooftop pool.
Why location matters
The developer’s brochure puts the Estepona marina and La Rada beach under ten minutes away, with the A-7 and the AP-7 close by.
Why check the details
The documents give no completion date, payment schedule or VAT position, so we confirm all three with the developer before any reservation.
Investment Case
Reservation and payment schedule
The documents we hold give no reservation amount and no payment schedule. We obtain the developer’s terms and send them to you in writing before you reserve.
VAT and taxes
The price list does not say whether VAT is included. Nueva Living confirms the taxes and purchase costs in writing.
Parking and storage
The brochure says every home includes a parking space and a storage room in the basement levels. We confirm the space and the room of the home you choose.
The specification
The quality specification says the materials may be changed by the project management, and that it is not contractual. We ask for the final specification.
Trust & Diligence
Licence and works
The documents we hold do not say whether the building licence has been granted or whether the works have started, and the quality specification is written in the future tense. We ask for the licence, its status and the start date of the works.
The completion date
None of the developer’s documents gives a completion date, so we ask for the contractual date before any reservation.
The areas
The price list gives the built area of each home and a terrace figure; for homes 4A, 4D and 5A that figure is the terrace and the solarium together. The plans also give a usable area and a larger built area under Decree 218/2005, 83.82 and 103.15 sqm for home 1C against 87.13 sqm on the price list. We confirm which figure the contract uses.
Prices and VAT
The price list gives amounts in euros and does not say whether VAT is included or what the payment schedule is. We confirm both in writing.
New to buying off-plan in Spain? How buying a new-build works sets out the seven steps, and off-plan versus resale covers the deposits, guarantees and timelines involved.
Curved white lines, planted terraces
In the developer’s computer-generated images the building has curved white balcony slabs, planted terraces on every level and a pergola on the roof, in a contemporary design that aims to bring in as much natural light as possible.
The homes have large glazed doors to their terraces, and the glazing in the living and dining room is set into the floor so that the room runs on into the terrace.
