This is a development of nine villas with four and five bedrooms in Estepona. Six are listed with a size and a price, from EUR 2,300,000 to EUR 2,680,000. The developer’s infosheet calls the villas key ready, lists the building licence and the first occupation licence as in place and the end of construction as finished, and gives large plots of up to 1,000 sqm, a private outdoor pool, a large basement, private parking for two cars, underfloor heating and a south-east orientation.
The quality specification describes a reinforced concrete structure, Daikin aerothermal heating, cooling and hot water, a Control4 smart home system, Neff appliances and wall-hung Duravit sanitaryware. The documents give no completion date and no floorplans, and no plot size for any single villa.

In Estepona, between the marina and Marina Banús
The developer’s infosheet places the development in Estepona, calls it a great location and marks it on a map inland from the coast, between Estepona Marina and Marina Banús. It gives no distances or travel times.
Five bedrooms or four, one development
The developer’s infosheet describes villas of four and five bedrooms. The availability table lists six references with a size and a price but no floorplans, plots or floors, so the groups below are by bedroom count only.

Why this project matters
Finished villas of four and five bedrooms on large plots, each with a private pool and a basement, that can be moved into now.
Why It Fits
Who it is for
Buyers who want a large finished villa in Estepona, with a private pool and a basement, to move into without waiting for a build.
What makes it different
The villas are key ready, with both licences listed as in place, and the infosheet lists large plots of up to 1,000 sqm, underfloor heating, built-in wardrobes and private parking for two cars.
Why location matters
The infosheet places it in Estepona, calls it a great location and marks it inland between Estepona Marina and Marina Banús. It gives no distances.
Why check availability
Six of the nine villas are listed, and the prices do not follow the size: NP-16, with four bedrooms and 383.66 sqm, is EUR 2,440,000, while NP-04, with five bedrooms and 453.64 sqm, is EUR 2,300,000. The documents do not say why. Nueva Living reconfirms price and availability with the developer before any viewing.
Investment Case
Reservation
The reservation is 1% of the selling price plus VAT.
Payment schedule
The other 99% of the selling price plus VAT is due on signing the deed. The infosheet lists no other instalment.
VAT
The infosheet states both instalments as plus VAT, which indicates that the listed prices are before VAT. The availability table does not say, so we confirm it in writing.
What the price includes
The infosheet lists the villas as fully furnished and gives private parking for two cars. It does not say what furniture is included, and the availability table does not say whether the price covers it.
Trust & Diligence
Licences and guarantees
The infosheet lists the building licence and the first occupation licence as in place and the end of construction as finished, with no dates. We ask for a copy of both licences and the energy certificate, and confirm that the villa is new and which guarantee covers it.
The specification
The quality specification is headed “Villas 14 to 4” and carries no date. The development has nine villas and the availability table lists NP-16, which is outside that range, so we confirm which specification applies to each villa.
The areas and plots
The availability table gives one size per villa and does not say whether it is built or interior area. It gives no plot, terrace or basement area, and the infosheet says only that plots are up to 1,000 sqm. We confirm which figure the contract uses, and each plot.
Plans and furniture
The documents we hold include no floorplan of any villa. We ask for the plan of each villa you are interested in, a list of the furniture that is included, and the layout of the basement.

White volumes, open to the garden
The photographs show white-rendered villas on several levels, with deep overhangs, flat roofs and pitched tile roofs, glass balustrades on the terraces, and sliding glass walls that open the living areas onto a covered terrace, a paved terrace and the pool.
The infosheet describes the design only as top notch. The notes below are the developer’s own description of how the villas are built.
- Structure — A reinforced concrete slab foundation set by the geotechnical report, a reinforced concrete frame with waffle or solid slabs, and reinforced concrete retaining walls.
- Facade — Hollow brick with an inner and an outer render, an air chamber and 5 cm of projected polyurethane foam insulation, finished in waterproof cement render and silicone resin paint, with some walls clad in ceramic tiles.
- Glazing — Cortizo aluminium in the COR 60 series, with the COR 4500 elevating series for the larger windows, thermally broken and lacquered grey, with Planitherm double glazing and 8+8 or 10+10 safety glass railings.
- Roofs — Flat roofs and terraces waterproofed and insulated for non-slip tiling, and pitched roofs finished in roof tiles.
