Overview

Thirty-one homes, six blocks

Buenas Noches Garden Residences is a gated development on the western edge of Estepona, laid out as six low blocks stepping down a hillside so that every home looks over the one below rather than into it. Thirty-one apartments and penthouses are available across all six blocks, and construction is under way.

They run from 123.23 sqm built with two bedrooms to 154.47 sqm with three. Seven ground-floor homes come with a private garden of 24.04 to 88.95 sqm, five of them with the pre-installation for an optional private pool. The twelve top-floor homes have a roof solarium under a pergola, which takes their terrace to as much as 188.14 sqm.

Parking and storage are not in the prices below. Garage spaces and storerooms are sold separately, and we confirm the current price of each before a reservation.

Price

Floors, areas, prices and availability read from the developer’s own price list and unit drawings, checked in September 2026. The bedroom and bathroom counts on this page are taken from the drawings. The price list records a different count for the twenty homes it calls three-bedroom: on the drawings thirteen of them have three bedrooms and two bathrooms, and seven have two bedrooms. The developer’s own brochure prints the drawing for one of those seven and labels it a two-bedroom property, which is why this page follows the drawings. Nueva Living confirms the layout of the specific home in writing before any reservation. Two of the thirty-one homes have no drawing of their own in the set; each is shown with the drawing of the identical type in the neighbouring block, matched on floor area. The developer’s brochure advertises the homes as 126 and 141 sqm with terraces from 63 sqm; the price list and the drawings say 123.23 to 154.47 sqm with terraces from 32.52 sqm, and the figures here follow the price list and the drawings. The prices are for the home alone: a garage space and a storeroom are sold separately. Prices exclude the 10% IVA and the 1.2% stamp duty. Nueva Living reconfirms price, status and terms before any reservation.

Why This Project

Why this project matters

A factual look at what makes these homes relevant now, without any promise of future returns.

Why It Fits

What it is

Thirty-one apartments and penthouses in a gated hillside development on the western edge of Estepona, already under construction.

Who it is for

Buyers who want a large terrace and a full wellness block rather than a town-centre address.

What makes it different

Two outdoor pools, a heated indoor pool, a spa of more than 60 sqm, a gym, a yoga room and a co-working space, all inside the gate.

Why location matters

The A-7 runs past the site, which puts Estepona, Casares Costa and the Duquesa marina within a short drive.

Investment Case

Why timing matters

Construction is under way and the release is being sold from the whole of the scheme, so floor and outlook are still a real choice rather than what is left.

Current information

Nueva Living reconfirms live prices, availability and payment terms before any reservation.

Long-term appeal

The western end of Estepona has been the municipality’s growth edge, and it still prices below the town centre.

Personal use and rental

Suits a second home or a letting, subject to the community rules and the Andalusian tourist-licence regime.

Trust & Diligence

The layout

That the bedroom and bathroom count of the specific home matches its drawing, since the price list and the drawings do not agree on twenty of the thirty-one.

What is registered

That the apartment, its garage space and its storeroom are registered as described, since all three are sold separately.

The delivery date

No date is published in the developer’s material, so we ask for one in writing and put it in the contract.

What is on top of the price

The garage and storeroom, the 10% IVA and the 1.2% stamp duty, the community fee, and the annual council tax and refuse charge.

Architecture preview
Architecture

Low blocks, deep terraces

Six blocks of three residential levels step down the slope, their fronts curved and their floors set back so that each home looks over the one below. The facades are a double-skin wall, brickwork outside and dry wall inside, finished with texture and paint over a thermal insulation cavity. The scheme is by T10 Architects, with Francisco Santisteban as creative director and José Luis Pérez Halcón on the technical side.

  • The buildings — Three residential levels over a basement that holds the garages and the storerooms.
  • Inside — 90 x 90 porcelain stoneware floors, suspended ceilings and smooth emulsion paint throughout.
  • The terraces — Non-slip porcelain on pedestals, level with the interior floor, with a water point, a drain, lighting and a TV socket.
  • Energy — Aerothermal hot water, thermal-break aluminium with double glazing, and an insulated double-skin envelope.

FAQ

Common buyer questions

Can foreigners buy property in Spain?

Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.

What is an NIE number and do I need one?

An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.

What costs should I budget for on top of the purchase price?

Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.

Can I get a mortgage in Spain as a non-resident?

Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.

What is the difference between off-plan and completed properties?

Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.

How does the reservation and payment process work?

Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.

Can I rent out the property after purchase?

This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.

Do I need a lawyer?

Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.

What is available?

Thirty-one homes across the six blocks: eighteen with two bedrooms and thirteen with three. Seven are on the ground floor with a private garden, twelve on the first floor, and twelve on the top floor with a roof solarium.

Why do the bedroom counts differ from the price list?

The developer’s price list calls twenty of the thirty-one homes three-bedroom. On the drawings only thirteen of those have three bedrooms; the other seven are drawn with two. The developer’s own brochure prints the drawing for one of the seven and labels it a two-bedroom property. This page follows the drawings, and we confirm the layout of the specific home in writing before any reservation.

Are parking and storage included in the price?

No. The prices quoted are for the home alone. Garage spaces and storerooms are sold separately, and we confirm the current price of each before a reservation.

When will it be finished?

Construction is under way and completion is estimated between the second and the fourth quarter of 2027. The developer publishes no date in its own material, so we ask for one in writing and put it in the contract.

What are the communal facilities?

A communal pool and a children’s pool, a heated indoor pool, a spa of more than 60 sqm with a wet and a dry sauna, a fully equipped gym, a yoga room, a sports room, a multi-purpose room, a co-working space, gardens, a children’s play area, a croquet garden and bicycle storage. The entrance is gated with video entry and the perimeter has CCTV.

Do the ground-floor homes have a pool?

Five of the seven ground-floor homes are drawn with the reinforcement for a private pool on the garden. The pool itself is an option on the developer’s own drawings and is not included in the price.

How big are the homes really?

The price list and the drawings give 123.23 to 154.47 sqm built, with terraces from 32.52 to 188.14 sqm. The developer’s brochure advertises 126 and 141 sqm with terraces from 63 sqm, which does not match either; the figures on this page follow the price list and the drawings.
