Buenas Noches Terrace Residences Nine Homes, Estepona
Nine apartments still available on the western edge of Estepona, from two-bedroom homes with a private garden to a penthouse with a 164 sqm roof solarium, in a gated development with two outdoor pools, a heated indoor pool and a spa.
Nine homes, four buildings
Buenas Noches Terrace Residences is a gated development on the western edge of Estepona, laid out as a run of low buildings stepping down a hillside so that every home gets a deep terrace. Nine apartments are still available across four of the blocks.
They run from 113.76 sqm built with two bedrooms to a 231.84 sqm penthouse with three bedrooms and three bathrooms. The four ground-floor homes each come with a private garden, from 43.6 to 209.4 sqm, and the penthouse has 60 sqm of terrace on the living level plus a roof solarium of about 164 sqm.
Parking and storage are not in the prices below. The developer sells garage spaces at EUR 18,000 and storerooms at EUR 8,000, and its own quotations pair one or two garages and a storeroom with each home, which takes the range to roughly EUR 634,000 to EUR 1,951,000.

Ask about Block A, portal 1, second floor AFloors, areas, prices and availability read from the developer’s own price list and unit drawings, checked in September 2026. The prices are for the home alone: a garage is EUR 18,000 and a storeroom EUR 8,000 on top, and the developer’s own quotations add one or two garages and a storeroom to each home. The developer’s brochure advertises the homes as 126 and 141 sqm with terraces from 63 sqm; the price list and the drawings say 113.76 and 140.70 sqm with terraces from 31.03 sqm, and the figures here follow the price list and the drawings. Prices exclude the 10% IVA and the 1.2% stamp duty. Nueva Living reconfirms price, status and terms before any reservation.

Why this project matters
A factual look at what makes these homes relevant now, without any promise of future returns.
Why It Fits
What it is
Nine apartments still available in a gated hillside development on the western edge of Estepona.
Who it is for
Buyers who want a large terrace and a full wellness block rather than a town-centre address.
What makes it different
Two outdoor pools, a heated indoor pool, a spa of more than 60 sqm, a gym and a co-working room, all inside the gate.
Why location matters
The A-7 runs past the site, which puts Estepona, Casares Costa and the Duquesa marina within a short drive.
Investment Case
Why timing matters
Nine homes are left and only one is a penthouse, so the choice at the top of the range is already down to a single home.
Current information
Nueva Living reconfirms live prices, availability and payment terms before any reservation.
Long-term appeal
The western end of Estepona has been the municipality’s growth edge, and it still prices below the town centre.
Personal use and rental
Suits a second home or a letting, subject to the community rules and the Andalusian tourist-licence regime.
Trust & Diligence
The licence
That the building licence is granted and in force, and that the work on site matches what the licence covers.
What is registered
That the apartment, its garage space and its storeroom are registered as described, since all three are sold separately.
The delivery date
No date is given anywhere in the developer’s material, so we ask for one in writing and put it in the contract.
What is on top of the price
The garage and storeroom, the 10% IVA and the 1.2% stamp duty, the community fee, and the annual council tax and refuse charge.

Low buildings, deep terraces
Blocks of three residential levels step down the slope, their fronts curved and their floors set back so that each home looks over the one below rather than into it. The facades are a double-skin wall with a textured finish, and the retaining walls between the levels are faced in local stone.
- The buildings — Three residential levels over a basement that holds the garages and the storerooms.
- Inside — 90 x 90 porcelain stoneware floors, suspended ceilings and smooth emulsion paint throughout.
- The terraces — Non-slip porcelain on pedestals, level with the interior floor, with a water point, a drain, lighting and a TV socket.
- Energy — Aerothermal hot water, mechanical ventilation with heat recovery, thermal-break aluminium and double glazing.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
What is still available?
Nine apartments: four two-bedroom homes, four three-bedroom homes and one three-bedroom penthouse. Four of the nine are on the ground floor and come with a private garden.
Are parking and storage included in the price?
No. The prices quoted are for the home alone. A garage space is EUR 18,000 and a storeroom EUR 8,000, and the developer’s own quotations attach one or two garages and a storeroom to each home, which takes the range to roughly EUR 634,000 to EUR 1,951,000.
When will it be finished?
Construction is under way and completion is estimated for December 2027. The developer publishes no date in its own material, so we ask for one in writing and put it in the contract.
What are the communal facilities?
Two outdoor pools, one for adults and one for children, a heated indoor pool, a spa of more than 60 sqm with a steam room and a Nordic sauna, a fully equipped gym, a yoga room, a multi-purpose room, a co-working space, gardens, a croquet garden and bicycle storage. The entrance is gated with video entry and the perimeter has CCTV.
Do the ground-floor homes have a pool?
A pool is drawn on each ground-floor garden and on the penthouse solarium, but it is marked as an option on the developer’s own drawings and is not included in the price.
How big are the homes really?
Two-bedroom homes are 113.76 sqm built and three-bedroom homes 140.70 sqm, with the penthouse at 231.84 sqm. The developer’s brochure advertises 126 and 141 sqm with terraces from 63 sqm, which does not match its own price list or its own drawings; the figures on this page follow the price list and the drawings.
