The OAK48 Estepona Apartments & Penthouses Near the Old Town in Estepona
15 of 48 two- and three-bedroom apartments and penthouses in three blocks close to the old town of Estepona, with a communal pool, a gym and a coworking room. No delivery date is stated. From EUR 375,000 plus VAT.
Forty-eight homes, fifteen available
The OAK48 is a residential building of 48 homes in three blocks in Estepona, close to the old town. The developer’s list gives a price for 15 of them and marks the other 33 as reserved. The 15 are two- and three-bedroom homes: three on the ground floor with a patio, six on the first and second floors with a terrace, and six penthouses with a solarium on the roof.
Residents share a pool, a gym, a coworking room and a social lounge in landscaped gardens, with two basement levels of parking spaces and storage rooms. The developer’s documents give no delivery date and the images are computer-generated, so we treat the project as off-plan on the documents we hold.
The homes in detail
Computer-generated views of the building, the roof terraces and the interiors, and the floorplans of the 15 homes listed.
Estepona, close to the old town
The dossier places the building in one of the most distinguished residential areas of Estepona, close to the old town and in the heart of the Costa del Sol, well connected to the A-7 and the AP-7, with views of the Sierra Bermeja and the Mediterranean. Its location map gives the marina as 6 minutes away, the Punta Plata beach as 8, the Padrón beach as 10 and Estepona Bay as 12, and its text gives Málaga airport as 45 minutes away. It does not say how these times are travelled, and it gives no street address, so the map places the project at area level.
Fifteen homes, four kinds
The fifteen homes fall into four groups by floor and size. The table below lists each one with its price.
Two-bedroom homes on the first and second floors
The three-bedroom home on the first floor
Penthouses with a solarium
Current layouts, view positions and unit availability should be reviewed against the latest developer file before shortlisting.

Ask about 3-3-DPrices, bedrooms and areas are transcribed from the developer’s price list headed November 2026, for the 15 homes it gives a price out of 48; it marks the other 33 as reserved. The list does not mention VAT, so we show the prices as net figures plus VAT. The developer’s sales plans match the list on the built, interior and terrace areas of all 15 homes and differ on three solarium areas, which are set out under the checks above; the dossier also gives larger areas under Decree 218/2005, which we do not use.

Why this project matters
Two- and three-bedroom apartments and penthouses close to the old town of Estepona, with a communal pool, a gym and a coworking room.
Why It Fits
Who it is for
Buyers who want a new two- or three-bedroom home in Estepona, from a ground-floor apartment with a patio to a penthouse with a solarium, to live in or as a second home.
What makes it different
Penthouses with solariums of 20.57 to 106.67 sqm, and a pool, a gym, a coworking room and a social lounge shared by every home, at prices from EUR 375,000 to EUR 890,000 plus VAT.
Why location matters
The dossier puts the building close to the old town and well connected to the A-7 and the AP-7, with the marina 6 minutes away on its location map, and describes views of the Sierra Bermeja and the Mediterranean.
Why check the details
The documents give no delivery date or stage of works, and 33 of the 48 homes are already reserved, so we confirm availability, the contractual date and the licence before any reservation.
Investment Case
Reservation and payments
No document we hold gives the reservation amount, the instalments or their dates. We ask for them and put the answers in writing before you reserve.
VAT
The price list does not mention VAT. We show the prices as net figures plus VAT, as is usual for new homes in Spain, and confirm the rate and the other purchase costs in writing.
What the price includes
The price list gives one price per home and does not say what it covers. The dossier shows two basement levels of parking spaces and storage rooms, and we confirm in writing whether a space and a room come with the home you choose. The furniture shown in the images is not included.
Trust & Diligence
Licence and works
The documents we hold do not say whether the building licence has been granted or whether work has started, and the images are computer-generated. We ask for the licence, the start date of the works and the bank guarantee that covers amounts paid on account.
The completion date
No document we hold gives a delivery date, so we ask for the contractual date for the block you choose and put it in writing.
The areas
The price list and the floor sheets agree on the built, interior and terrace areas of all 15 homes. The roof-level sheets of five of the six penthouses print a different interior total, 58.97 sqm against 57.48 for 3-3-D, and the plans give the solarium of three penthouses slightly differently: 106.77 sqm against 106.67 for 1-3-B, 22.70 against 22.73 for 2-3-D and 20.55 against 20.57 for 3-3-D. The dossier also gives larger areas under Decree 218/2005, 87.79 sqm interior and 99.66 built for 1-1-C against 76.89 and 91.68 on the list. We confirm which figures the contract uses.
The penthouse pools
The specification lists a 3.00 x 2.00 m pool and an outdoor shower as exclusive to penthouses, but the plan sheets show a pool only on 1-3-B and 3-3-A, which are also the two the price list marks with a pool view. The other four show a solarium and no pool. We confirm in writing which penthouses include a pool.
The bedrooms
The dossier describes the homes as having two and three bedrooms in one passage and one, two and three in another. The price list has one one-bedroom home, and it is reserved; all 15 listed homes have two or three bedrooms.
The distances
The times on this page are the developer’s, from its location map and text, and neither says how they are travelled. The road figures beside the map are measured from an approximate point in Estepona and differ from them, so we confirm the distances on a visit.
New to buying off-plan in Spain? How buying a new-build works sets out the seven steps, and off-plan versus resale covers the deposits, guarantees and timelines involved.
Curved terraces, slatted screens
The developer’s dossier says the building was designed by the studio Mónaco Arquitectos around four principles: accessibility, sustainability, contemporary design and functionality. It describes contemporary architecture with large terraces and views of the Sierra Bermeja and the sea.
In the images the blocks rise four storeys, with curved terraces behind vertical slats in a pale grey, timber-effect panels around the openings and glass balustrades, and a roof level of solariums on top.
- Facades — Half-brick ceramic masonry, rendered and painted, with exposed brickwork in places, lined inside with double hollow brick and sprayed insulation in the cavities, and lime-based mortar between the window panels.
- Terraces — Non-slip porcelain stoneware floors, ceilings in PVC or aluminium with outdoor finishes, timber-effect finishes, and lattice screens between the terraces of neighbouring homes.
- Glazing — Aluminium frames with a thermal break and double glazing with an air chamber.
- Roofs — Walkable private roofs with thermal and acoustic insulation, finished in non-slip porcelain stoneware, and a metal staircase to the solarium in the penthouses.

Common buyer questions
Can foreigners buy property in Spain?
Yes. There are no restrictions on non-Spanish nationals buying property in Spain, whether as a resident or non-resident.
What is an NIE number and do I need one?
An NIE (Numero de Identificacion de Extranjero) is a tax ID number required for any property purchase in Spain by a non-Spanish national. Nueva Living can guide you through obtaining one before you reserve.
What costs should I budget for on top of the purchase price?
Buyers typically budget for transfer tax or VAT, notary fees, land registry fees and legal fees on top of the purchase price. Nueva Living provides a full, current cost breakdown for your chosen residence before you reserve.
Can I get a mortgage in Spain as a non-resident?
Many Spanish banks offer mortgages to non-resident buyers, typically financing a portion of the purchase price. Exact terms depend on the bank and your personal financial profile.
What is the difference between off-plan and completed properties?
Off-plan means the development is still under construction and is usually sold with staged payments through to completion. A completed property is ready to view and move into now.
How does the reservation and payment process work?
Reservation and payment structures vary by development and are set out in full before you reserve. Nueva Living reconfirms the current schedule for your chosen residence at every step.
Can I rent out the property after purchase?
This depends on the individual development and local regulations, which can vary by community and municipality. Nueva Living will confirm the specific rules for a development before you reserve.
Do I need a lawyer?
Yes, we strongly recommend independent legal representation for any property purchase in Spain. Nueva Living can put you in touch with independent lawyers experienced in Costa del Sol property.
How many homes are available?
The building has 48 homes and 15 are listed with a price: 13 with two bedrooms and two with three, from EUR 375,000 to EUR 890,000 plus VAT. The developer’s list marks the other 33 as reserved.
Is VAT included?
The price list does not mention VAT. We show the prices as net figures plus VAT, and confirm the rate and the other purchase costs in writing.
Is there parking and storage?
The dossier shows two basement levels with parking spaces and storage rooms, and the specification includes pre-installation for electric-car charging. The price list does not say whether a space and a room come with each home, so we confirm it for the home you choose.
When will it be finished?
None of the documents we hold gives a delivery date or a stage of works. We ask for the contractual date and put it in writing.
Do the penthouses have a private pool?
The specification lists a 3.00 x 2.00 m pool for penthouses, but the plans show one on only two of the six listed, 1-3-B and 3-3-A. We confirm which include one.
