Estepona has changed more than any other town on this coast in the last decade -- worth understanding before you compare it to Marbella.

Calle Real and the flower streets

A years-long municipal push to repaint facades and hang flower pots on every balcony earned Estepona the nickname “Garden of the Costa del Sol.” It is one of the few old towns here that feels cared for rather than preserved for tourists.

A striking glass botanical garden in the town centre, home to thousands of orchid species -- an unusual cultural anchor for a coastal town this size.

The New Golden Mile

The coastal stretch between Estepona and San Pedro Alcántara, and where most of the newer residential projects are. Cancelada, Bel Air and La Resina all sit on it, with direct access to the coast road and Marbella and Estepona both within reach.

El Campanario and the golf urbanisations

An established golf urbanisation on the New Golden Mile with the clubhouse inside it and the coast a short drive south. Suits buyers who want managed grounds and a course on the doorstep rather than a town centre.

The beachside

Guadalobon sits between the Mediterranean and the Sierra Bermeja, close to the beach and Valle Romano Golf, with Marbella around twenty to twenty-five minutes away. Beachside pricing runs above the municipal average.

Beachside and newly built homes are generally priced above the local average rather than at it, so treat the figure as a starting point for the municipality, not a guide to any one address.

Should I buy in Estepona town or on the New Golden Mile?

The town centre gives you walkability: the old town, the promenade, schools, healthcare and shops stay active through the year. The New Golden Mile, between Estepona and Marbella, is where the newer residential projects are, with pools, space and managed grounds, but daily life there is generally more car-dependent.

How do you get to Málaga airport from Estepona?

By car, on the A-7, which connects Estepona with Marbella, Gibraltar and the airport. Journey times vary considerably with traffic and with where in the municipality you are, so the drive is worth timing from the specific address rather than from the town centre.

Is Estepona quieter than Marbella?
